Part 2: Welcome to Abell!
The houses on the block are pretty standard in configuration: kitchen in the rear, one bathroom on the second floor, bump out in the rear bedroom in the second floor, etc. So when conceptualizing how we wanted to update the layout, we opted not to deviate TOO much. Research seemed to indicate that buyers for these homes weren’t necessarily looking for open concept, huge wow factors, etc, but rather restoring original elements with some sprinkled in updates. That being said, we needed to make the baths as functional as possible.
We looked at trying to create a small en-suite bath in the owner’s bedroom, but it really wasn’t a viable option (more on that in another post).
So…. Take a look at slide 3 that shows the existing condition of the lone second floor bath!😱
Seemingly cramped, disgusting, awkwardly shaped (may be hard to see, but the baths in these houses usually have an angled back wall). Surprisingly, the completed look did not take any space from the neighboring rooms. We utilized only the existing footprint to update this bath. We opted to install the widest vanity we could (30 inch) because we knew this would be the main bathroom that would likely be used (there’s a second full bath in the basement and powder room on main level). Keeping on the green theme, I chose a textured medium toned olive with an updated play on a subway tile, large format side tiles and penny tile for the floor!
Can you believe this is the same bathroom???
