MARYLAND HOME SALES UPDATE
πΊ Houses are going under contract within about 14 days. This is 1 day slower than a year ago at this same time.
π» New listings continue to be down over this same time last year with 7,045 new listings vs 8,648 in last year. This is a significant drop of 20% and is in line with the decline has been consistent for 16 years going back to 2010.
πΊ The median sales price was $455,000, an increase of 2.2% over last year. The average sales price increased to $552,741, an increase of 3.9% over last year at this time.
π» Active listings went down to 16,881 vs 19,379 the same time last year
πΊ Pending listings are up 5.06% (6,218 this year compared to last year with 5,911.)
π»Months of Inventory remains slightly lower at 3.0 this year compared to 3.4 last year. Meaning there is about three months of inventory available to purchase in the state of Maryland as of last month.
