Getting your offer accepted is exciting but getting under contract is only the beginning. There are still plenty of things that can put your financing or closing at risk.

Changing jobs, buying a new car, opening a credit card, making large purchases, or moving money around without talking to your lender can create BIG problems. And before you even get under contract, skipping your pre-approval or getting caught up emotionally and overbidding can cost you too.

The goal isn’t just to find the house.

BEFORE you walk into that beautiful model home and start talking numbers with the sales team, make sure you have YOUR Realtor with you.

The builder’s sales agent may be friendly, helpful, and knowledgeable but remember: they work for the BUILDER. Their job is to protect the builder’s interests. My job is to protect YOURS. 🔑

My heart is shattered.

My Godsister, Dimitra, was the most positive, loving, kind-hearted soul you could ever meet. Even while fighting the hardest battle, she never stopped encouraging everyone around her. She always found a way to make you smile, to remind you to keep going, and to believe that better days were ahead.

She was my biggest supporter. No matter what I was facing, I knew I could call her, and somehow she’d have the exact words I needed to hear. Knowing I can never pick up the phone and hear her voice again is a pain I can’t even begin to describe.

A piece of me is gone. I’m truly devastated, and I still can’t accept that this is real.

Heaven gained the most beautiful angel, but our hearts are left with an emptiness that can never be filled. I will miss your laugh, your strength, your encouragement, and the unconditional love you gave so freely.

Rest peacefully, my beautiful Dimitra. Thank you for loving me the way you did. I promise to carry your light with me, even on the days when mine feels impossible to find.

Until we meet again… I love you forever. 💗🕊️
