Why Buying a Home Now Is Your WINNING PLAY?

***You'll Have Less Competition***
Fewer people buy homes during the winter. That means less competition for you, however, you’ll want to get serious ASAP since traditionally the spring market starts ramping up towards the end of February.

***You'll Have More Negotiating Power***
With fewer buyers in the market during this slower time of the year, and a slower pace of sales this season, sellers may be more willing to negotiate or pay for repairs to close the deal.

Buying during the off-season means less competition from other buyers. That means potentially negotiating a better deal.

***You Can Lock in Today's Home Prices Before They Rise***

Historically, prices are at their lowest point of the year in January and February, right before the spring-buying kickoff when prices may start to go up with higher buyer activity.

***Bottom Line:***
You may be sitting on the sidelines wondering if it's better to buy now or wait. But buying before the spring rush may be a game-changing decision.

With less competition, more negotiating power, and home prices typically lower than they are in spring, this could be the best time to make your move.

Blog: Home Staging FAQ: What You Need To Know

You may have heard that properly staging your home can significantly impact the sale of your house, but what is home staging precisely, and is it worth the time and effort?

As you prepare for your relocation, you can use these brief frequently asked questions to determine how much staging should be your top priority. How Does Home Staging Work?

How Does It Aid in the Sale of My Home?

Research indicates that effective staging does affect your sales. When you properly stage your home, you can draw in more purchasers and sell it more quickly and possibly for more money than if you didn't prepare it.

**What Options Do I Have for Staging?**

Now that you recognize the benefits, let's consider your choices. The most popular is asking your agent for professional advice. Because they frequently attend showings and receive comments directly from purchasers, they are aware of what buyers appreciate. Having such knowledge is essential to preparing your home for the market. When you work with an agency for basic staging, they typically provide you with advice on how to:

**How Can I Make the Right Decision?**

Are you unsure which one you require? That's not something you have to accomplish alone. The degree of staging that will have the biggest impact on your home and market will be determined with the assistance of your real estate agent.

They can assist you in determining whether hiring a professional stager is worthwhile or whether you can succeed using just their suggestions. Just so you know, an agent will consider the following variables when determining that:

- Market Conditions: Investing much in staging might make your house appear move-in ready and draw in reluctant purchasers if the market is slow. You might be able to get by doing less if the local market is thriving and homes are selling quickly.

- Condition of Your Home: Hiring a professional stager who can bring in the appropriate furnishings and accessories might help buyers fully envision your home's potential if it is vacant or has a unique layout.
- Your Budget: Since staging can make the difference between your house selling and sitting on the market, discuss staging expenses in your area with your agent. However, if you have a limited budget or your house simply requires modest renovations, your real estate agent can help you think creatively by offering easy do-it-yourself staging ideas to make your house seem its best.

**THE BOTTOM LINE:**

Proper staging may significantly increase your home's appeal to potential buyers, but there is no one-size-fits-all approach, and each home has a unique sparkle. Let's get in touch and discuss what your house needs to sell for top price.

I'm excited to share the Sotheby's International Realty brand's newly-released 2025 Luxury Outlook℠ report, which delves into the key trends poised to shape the global luxury real estate market in the coming months.

As we approach the next real estate cycle, it’s a crucial time to understand the driving forces behind the market's future. The Great Wealth Transfer is underway, with an unprecedented US$84 trillion expected to change hands between generations by 2045. The report also provides insights into industry projections for price normalization, federal interest rates and inventory.

We also cover where and why nearly 135,000 high-net-worth individuals are expected to migrate in 2025, and how cities named “Best Place to Live” influence pricing and inventory in areas like Vienna, Zurich, and Naples, Florida. Additionally, we explore the growing trend of luxury brands such as Dolce & Gabbana entering the US$66 billion-dollar branded residences market.

If you plan to sell your home this year, there are key steps you will want to take in order to get your home to shine on the market.

✨Enhance the Curb Appeal - You only get one chance to make a first impression! Pay attention to landscaping, remove any debris, repaint the front door and trim.

✨Declutter and Depersonalize! This one can be hard for sellers, especially if you plan to remain in the home during the selling process. Create a warm but neutral setting. Take your time and go room by room to pack away personal items and edit decor. Potential buyers should not be distracted while touring your home and should be able to imagine themselves living there.

✨Deep Clean - Pay attention to the grout in bathrooms and caulking anywhere in the home. Scrub those baseboards and make every corner of the home shine.

✨Consider any updates or renovations that can add perceived value to the home (more on this in another video).

Paying close attention to the details ahead of time will help potential buyers realize your home’s full potential and you’ll get better offers.

⭐️Pro Tip⭐️ Engage a Realtor early in this process. We can help guide you to make the best design choices and it’s always better to have a third party looking at the home through the eyes of a buyer.
