17 years ago, I was the new girl in a new town starting a new career in the slightly terrifying world of real estate. I was pretty confident that I could be great at the job, but I had no idea how I was going to build the referral-based business that I dreamed of in a town where everybody knew everybody, and everybody knew a realtor. I’m still not sure how I got so lucky, and I’m continually amazed by how this town embraced me, made me feel welcome, and gave me a career that has exceeded all of my expectations.

I’ll forever be grateful that Baltimore made room for me and that so many people took a chance on me when I was just starting out. There have been a few times over the years when I’ve lost out on a deal because that potential client wanted to give a friend who just started in real estate a chance, and you know what? I love that. Because I was that friend many years ago, and people gave me a shot… even though they probably knew someone far more experienced than I was at that point.

To the many, many friends who have trusted me over the years, and to my amazing broker, incredible support staff, and inspiring colleagues at Cummings & Co. Realtors, THANK YOU. All of you contribute to my life more than you’ll ever know, and I hope I can do the same for you.

It’s a wrap! A few days before I went out of town, I was referred to a couple who had found the perfect project house of their dreams and who wanted me to represent them in the purchase. I was able to get them under contract before I left, but everything else had to be handled by phone, email, and the boots-on-the-ground support of my amazing colleagues, Lisa Yeager and Mark Lee. Last week, they settled on a unique log cabin built in 1794 that will eventually be transformed into a property that I know will be magnificent while still retaining its incredible history and character. I can’t wait to see the “after,” and I’m glad I at least got to see them at settlement thanks to FaceTime (pic below 👇🏼😄)

This was truly one of the most special client appreciation events I’ve ever done, thanks to . I wanted to give my client friends a gift that would last a lifetime, and she captured beautiful moments that I know they’ll cherish for years to come.

As I shared a few weeks ago, one of the best things about my job is that I get to be a part of some of the most important milestones in people’s lives. When the going gets tough and a deal starts giving me gray hairs, I step back and look at the incredible bonds I’ve formed over the years with such amazing people, and I’m filled with gratitude. Thank you a million times over to everyone who has ever worked with me or sent someone my way. Without your support, I wouldn’t have the thriving business that I enjoy today, and words will never be enough to express my appreciation for that!

It was a long journey, but we made it! We first started working with Scott and Paul back in January, when interest rates were in the 3’s, inventory was painfully low, and the competition for every house was fast and furious. As time went on, they saw a bunch of properties that didn’t fit the bill, made a couple of offers that didn’t get accepted, and watched the interest rates continue to rise almost daily 😫 I know they were getting discouraged, but their sense of humor and positive attitude never wavered. We kept on trucking, and one day, a beautiful gem of a property popped up in a lovely neighborhood, and before we knew it, they were under contract. Their settlement yesterday was filled with laughter and hugs, and I couldn’t be happier for them! 🎉🤗

I always say “like attracts like,” and that couldn’t have been more true with these clients. Lisa and I had an absolute ball working with them from start to finish, and in spite all of the hurdles, I think they did too 😉 We all worked together like a well-oiled machine, and our text threads are a testament to the joys of working with like-minded clients who love to have fun!

As always, I have to give credit where credit is due. My everlasting thanks go to Lisa, for being a constant source of support these past 5 years, to Chris for always being an awesome lender, and to Dave for being the best broker I’ve ever had. I couldn’t do this job (and keep my sanity) without you guys! 💙💛

One of the best things about my job is that I get to be a part of some of the most important milestones in people’s lives. I help people buy and sell homes, yes, but I also go to their weddings, birthday parties, cookouts, and more. For the first time in over 16 years, though, I was able to play a role in getting a couple engaged! 🥳

In the weeks leading up to my recent client appreciation event, I raffled off mini photo sessions with (check her out on IG!). One of those winners was Amanda, who I met over 10 years ago when she bought her first house. When her boyfriend found out about the event, he knew that it would be the perfect occasion to pop the question without her knowing about it, so he reached out to me for help planning the moment. I think I may have screamed a little when I saw the message because I was so excited, and I know for a fact that I woke Justin up to tell him 😂

The rest, as they say, is history 🥰 Katie helped me with the chalkboard sign, Courtney gave me the idea to photobomb them, Jess took amazing pictures, Lisa held down the fort while I ran around like a crazy person, and many happy tears and laughs ensued!

I’m thrilled that I was able to be a part of this incredible moment, and I wish Amanda and Chuck a lifetime of happiness together 💗 And for those of you still reading, get ready, because I’m going to be posting a LOT of pictures in the next few days! 😜

This lovely couple settled on their beautiful new home yesterday, and I couldn’t be happier for them! 🎉 We first met in August, and initially, they weren’t sure if they wanted the “dream home” or the “next step” home, so we cast a wide net and looked at a variety of properties in a variety of areas and price points. As soon as they laid eyes on this beauty in Harford County, though, they knew it was the one and they said yes to the address! 😍 Everything fell into place from that moment on, and now I can’t wait to see it once they’ve moved in and put their finishing touches on it 🥰

In keeping with my theme of “better late than never” for 2022, I present you with pictures of Jeff and Courtney’s purchase and sale (along with a couple of adorable outtakes as a bonus) 😊

They reached out to me before signing on the dotted line with a local builder, and after I reviewed that (horrific) contract, they decided to move on. After considering some resale options that didn’t quite fit the bill, they stumbled upon the best of both worlds—a new construction home that had already been built!

They were under contract within a few days, and within a couple of weeks they had their house spiffed up, photographed, and on the market. Their house went under contract quickly as well, and within a month it was sold and they were moving into their new home.

To say that it was a whirlwind is an understatement, but with teamwork and perseverance, we made it to the finish line! 💪🏼 I’m so proud of everything we accomplished together and I’m thrilled they chose me to go on this journey with them. Here’s to many years of creating wonderful memories in your new home, Jeff and Courtney! 🍾🥂🎉

New bun, new house!

5 years ago we found the perfect place for Jenn and Rob to call home and start a family. This year, with a new bun in the oven, we needed to find a new house for this growing family to live, work, and play.

It was a tough journey for them this time around, though. They jumped in at the height of the market, and like everyone else, they were scrambling to see houses at a moment’s notice and competing against multiple offers with increasingly aggressive terms.

It must have been pretty discouraging at times, but Lisa and I were confident that the right house was waiting for them, and sure enough, a beauty that checked all the boxes came on the market at the perfect time. The rest, as they say, is history! 🏡

I didn’t think I could be any happier for them than I was on the day of settlement, but seeing their daughter swinging happily on her new play set while holding the teddy bear I got her as a housewarming present proved me wrong 🧸🥰 Congratulations, Jenn and Rob! We wish you many, many years of happiness in your new home! 🎉
