How I Sold My Own Home Off-Market — And Why It Matters for You

I want to share a real example of how powerful a Private Exclusive strategy can be—because I used it on my own home.

The weekend of March 14, 2026 I listed my property as a Private Exclusive about 10 days before planning to go live. Instead of multiple showings, constant disruption, and weeks of uncertainty, I chose a different approach:

One open house. One controlled window. About 90 minutes.

Why? Because life is busy. Between kids’ sports, daily activities, a shedding cat, and a not-so-perfect puppy, I wanted everything to show perfectly—on my terms.

During those 10 days, I didn’t just “wait and see.”

I executed a full marketing strategy:

Professional photography

Targeted social media exposure

Direct outreach to top local agents and qualified buyers

Then we opened the doors.

22 groups came through—in just 90 minutes.

And here’s where it gets even more interesting:

I never publicly listed a price.

I had a number in mind… and the market responded.

Multiple offers

Competitive bidding

Final result: $30,000 over my target price

All offers came from represented buyers and brokers, proving that even off-market, the entire agent community still has access and opportunity.

Was there a risk of missing buyers? Sure—that thought crossed my mind.

But here’s the key:

We had a plan.

If it didn’t work, we were fully prepared to go live on the MLS the very next day.

No downside. Just optionality.

That’s the power of a Private Exclusive:
