Most sellers don’t overprice their home because they’re greedy.

They do it because they don’t want to leave money on the table.

That’s completely understandable.

The challenge is that a higher list price doesn’t automatically create a higher sale price.

Sometimes it simply creates more time on the market.

The longer a home sits, the more likely it is that price reductions, additional carrying costs, and missed opportunities start entering the conversation.

That’s why pricing a home isn’t about finding the highest number possible. It’s about finding the number that gives the home the best chance to attract serious buyers while interest is at its highest.

The goal was never more days on market.

The goal was always more money.

Did some of the things on this list surprise you?

A few are probably guilty of causing more plumbing problems than most homeowners realize. The tricky part is that many of them seem harmless until they start creating clogs, jams, or expensive repairs.

A little prevention goes a long way, and so does a little maintenance. One of the easiest ways to keep your garbage disposal fresh is to run cold water while using it and occasionally grind up a few ice cubes to help knock loose buildup. You can also toss in some citrus peels afterward if it needs a refresh.

And just in case you’re wondering... paint doesn’t belong down there either. 😅

Back-to-school season has a way of turning parents into full-time operations managers.

Between school events, sports schedules, pickup plans, permission slips, passwords, lunch accounts, doctor appointments, and everything else life throws your way, it can feel like you’re running a small company.

That’s why I’m a big believer in creating systems that make life easier.

Not because a perfectly organized home is the goal.

Because less scrambling means more time for the things that actually matter.

Over the years, I’ve noticed something interesting. Sometimes families feel overwhelmed because they need a better system. Sometimes they feel overwhelmed because they’ve simply outgrown their space.

The kitchen table becomes an office, a homework station, and a command center. The mudroom starts overflowing. Every closet is packed. Every counter becomes a drop zone.

Buying a home is one of the biggest financial decisions most people will ever make.

That’s why I’ve never believed in rushing the process.

Sometimes the right answer is moving forward and starting the home search. Sometimes the right answer is waiting a few months, paying down debt, improving credit, saving more money, or simply taking more time to think through your options.

A good real estate agent shouldn’t be focused on getting you to the finish line as quickly as possible.

They should be focused on helping you make the right decision for your goals, your finances, and your future.

I’ve had conversations with people who were ready to buy sooner than they thought. I’ve also had conversations with people who were better served by waiting.

Both outcomes are wins.

Because the goal was never just buying a house.
The goal was making a smart decision.

One of the biggest surprises homeowners experience when selling is realizing buyers aren’t evaluating a home the same way they are.

Sellers tend to focus on square footage, upgrades, and the features they love most. Buyers are paying attention to something completely different. They’re imagining their life there.

They’re wondering if the living room will work for family movie nights. They’re noticing whether the home feels bright and inviting. They’re looking at the neighbor’s house.

They’re listening to the surrounding noise. They’re mentally moving their furniture from one room to another and deciding whether the space feels right.

Most of these thoughts never get spoken out loud.

That’s what makes them so important.

The homes that create the strongest emotional connection are often the homes that sell the fastest because buyers can easily picture themselves living there.

If you’re thinking about selling, it’s helpful to view your home through a buyer’s eyes instead of your own.

One of the biggest myths about credit is that only people with “bad credit” need to worry about it.

In reality, some of the most common credit score mistakes are made by responsible people who think they’re doing everything right.

I’ve talked with buyers who paid off a credit card and immediately closed the account. Others assumed a late payment wouldn’t matter because it was only a few days late. I’ve even seen buyers discover errors on their credit reports that had been there for years.

The frustrating part is that many of these mistakes don’t become obvious until someone is ready to buy a home, apply for a loan, or make a major financial move.

The good news is that most credit issues can be improved once you know what you’re dealing with.

Most expensive home repairs don’t start as expensive home repairs.

They start as little things homeowners notice, make a mental note about, and then forget.

A dirty HVAC filter can force your system to work harder and shorten its lifespan.

Cracked caulk around a shower can allow moisture to seep where it doesn’t belong. A missing gutter extension can direct water toward your foundation. A running toilet can waste thousands of gallons of water over time and quietly increase your utility bill.

None of these are major repairs.

In fact, most of them can be fixed for less than the cost of a dinner out. The problem is that small issues rarely stay small. When ignored, they often turn into the costly repairs homeowners never saw coming.

One of the best things you can do as a homeowner is spend a few minutes each month looking for the little things before they become big things.
