• Permits for additions, decks, finished basements, and major electrical or plumbing work
• Service records or warranties for the roof, HVAC, water heater, and windows
• A survey or plat if fences or lot lines might come up
• HOA or condo docs, including rules, fees, and resale paperwork
• Lead paint, well, septic, or other age and location-based records

Everyone’s waiting for spring. That’s exactly why you shouldn’t. 🍂 More Inventory 🏡 Prices Decrease 📉

Rates being as high as they’ve been this year did something most buyers haven’t noticed yet: inventory climbed, homes are sitting longer, and the price growth streak finally snapped — August posted the first decline we’ve seen in 2026.

Translation? The power just shifted back to the buyer. More options on the table. Real room to negotiate. Asking for repairs or a seller credit isn’t a long shot anymore — it’s normal again.

Around Baltimore, Harford County, AA county, and the Eastern Shore, sellers who list this fall are motivated. They’re not testing the market — they need to move. That’s leverage you didn’t have six months ago.

A Maryland list price can hide more than you think.

• Ask if the home has ground rent and what the yearly amount is
• Ask whether a front-foot fee is still attached to the property
• Check the tax record for any special assessments beyond regular taxes
• Compare the full monthly ownership cost, not just the mortgage estimate

Many buyers put down far less. Conventional can be around 10–14%, FHA as low as 3.5% for qualified buyers, and VA or USDA loans can be 0% down.

Before you get attached, check whether the yard slopes away from the house, scan the basement for stains, odor, or fresh patches, see where the sump pump sends water, and follow the downspouts to the lowest point of the lot. Those clues usually connect. When I'm walking Baltimore-area homes, older foundations and tight grading are where I slow down.
