What separates a great tenant from a risky one?
After screening hundreds of applications, here are the patterns we see:

- Credit score 680+ (financial responsibility)
- Income 3x monthly rent (can afford comfortably)
- 2+ years at current job (stability)
- Positive landlord reference (verified by phone)
- Application completed accurately
๐ก Yellow Flags (need deeper review):
- Credit 620-680 (review with context)
- Recent job change (if income qualifies)
- Previous eviction 3+ years ago (if resolved)
- Co-signer needed (acceptable if co-signer qualifies)
๐ด Red Flags (typically decline):
- Credit under 600 with multiple collections
- Recent eviction (within 2 years)
- Income under 2.5x rent
- Cannot provide verifiable landlord reference
- Multiple application inconsistencies
The goal isn't perfection; it's risk assessment.
