Things nobody tells you until closing week. 🔑
The contract part gets all the attention. The last ten days are where people actually get caught out — and almost none of it is dramatic. It’s a financed sofa. An email that looked right. A moving truck that was already booked.
The wire fraud one is the only genuinely frightening item on this list, and it is worth reading twice. Wire instructions never change by email. If you get an update, call the title company on a number you looked up yourself and read it back to them. People lose entire down payments this way, and it happens quietly.
The rest is just knowing what’s coming.
