Private well? One of the first documents I want to see is the most recent water test.

In Maine, private wells are not regulated like public water systems; owners are responsible for testing. Maine CDC recommends annual testing for coliform bacteria, E. coli, nitrates and nitrites, plus broader testing every 3–5 years for contaminants including arsenic, uranium and radon.

Clear-looking water does not answer those questions. Start with the records, then decide what still needs checking.
