Attended the Inland Empire Commercial Real Estate Conference.

The IE is growing so quickly! No longer just a logistics hub to build large warehouses because we have the land space and qualified workforce.

Current residents keep growing and building in the Inland Empire. New people continue to move to the IE for more affordable housing, more space for their growing families and quality of life etc.

Retail and Multifamily property developers are taking advantage and meeting demand building new places to live, eat, play, and entertain our residents.

It will be interesting to see what the IE will develop into in the next 10-15 years.

Great time to continue building our real estate business.

I passed my first course!

I traveled to San Francisco and sat in class 10 hours everyday for 4 days. Cramming the equivalent of maybe 2 years of information into 4 days.

Ok, so what does this mean??

I’m still a real estate broker that can help you buy or sell real estate. But now, I’m basically a super hero with superpowers 🤓🦸🏾‍♂️ lol

Before my clients spend a dollar on real estate, I can determine how much they will make on that dollar before they purchase, during the holding period, and after they sale.

Basically, I can predict the financial future of an investment before any dollars are spent.

Why is knowing the future important? It gives you an advantage. You’ll make better real estate purchases when working with me or my company.

When I first met with this buyer they mentioned they were searching for a property a year ago (with another real estate agent 🥴). The last agent couldn’t get any of their offers accepted.

They told me they only had 2-3 months to find a place because they had a hard timeline because they had a baby on the way!

After working with me we got 4 offers accepted! Lol

The first accepted offer the property had water damage in the walls that was detected by my home inspector who has 30 years in the business. Using infrared thermal imaging he spotted this hidden problem.

I told them let’s cancel we can find something better. I didn’t feel good about putting them in that property. I had a gut feeling that wasn’t the property for them.

The other two offers were accepted pending the ONE they actually had their hearts set on.

Ultimately the one they chose fit their scenario best and I’m happy for them!

Home inventory is discouraging low for active home buyers. My buyer was looking for a specific Gen Suite home which provides 2 separate living quarters.

Due to historically low home inventory we were limited on available homes on the market.

I was able to make a deal on this property that was recently taken off the market and get my buyer’s offer accepted at market value without having to deal with a bidding war.

The market is tough but we are able to continue to get creative to serve our clients.
