Knowledge is power! So what do I do on a sunny Sunday morning? Well, I read industry articles so I can be a more informed and helpful Realtor, of course! The articles that I have read confirmed what I have been telling my clients in recent conversations. Here are the highlights:

Sellers are accepting more contingencies (I explain them as conditions in the contract) like a home sale or home close contingency, asking for an inspection, appraisal, and certain finance types that require additional documentation - like FHA, VA, and USDA.

Approximately 95% of people asked for an inspection in August offers, 67% of sellers negotiated repair requests, and 32% of sellers paid some or all of the closing costs for the buyer (typically 2-5% of the purchase price).
