RAIN!!
Do you have pooling in your yard or drainage issues? Ideas that may help.
1. Extend your downspouts to protect your basement. Cost effective.
2. Build a Rain Garden to catch it and prevent erosion. Long term.
3. French Drains in landscaping. More expensive and effective.
I started my rain garden is 2022 because my driveway is higher than the walkout basement entrance. First photo is the start. 2nd photo is today and it is working!

Anyone can put a sign in the yard. What makes the difference is everything that happens before it goes up.
When you list with me we will go over what to do pre listing to ensure the best results.
SMALL PROJECTS. I will suggest small projects that make the home stand out among the competition without going overboard to get your dollar per dollar back.
DE-CLUTTER!! An estate sale or do it your self always works!
A PRE-INSPECTION. A pre inspection is great idea so you can get ahead of what buyers might find a pro actively fix items you may be unaware of. AND if they do find big ticket items and money is tight we will disclose that and price accordingly. A known defect is not a defect. The buyers cannot use the known defect to walk away because it is disclosed up front.
STAGING: I do have a stager I've used to help really boost the appeal of your decor. This one did not need it due to my Sellers great sense of style. Some homes like empty ones or dated ones can help with this service.
CLEAN. Do it yourself OR I have a great professional cleaning company that makes the home shine.
PHOTOS. Photos are last after everything is prepped on the above list. I hire professional photographers that will make you house stand out. Drone, virtual staging, video, virtual walk through and house layout are all good ways to help sell sell sell.
COMING SOON. I run a coming soon campaign on the MLS and social media to stir up interest with all the beautiful photos and videos. We set a date for showings to start and watch the magic. Sometimes we get an offer before a client even sets foot in the home. Most of the time we will get multiple offers and we will set a date to review all the offers to give the best choice.

This one in Sauk City is a great example of following this plan. We got an offer before a customer even set foot in the home. This was due to marketing, the hard work of my sellers, and the professionals we hired.
