I’ve been holding something back… holding out on y’all. For some... this won't be a surprise. For others, i'm about to rock your world.

It was such a ROUGH day in real estate, I figured I better celebrate where I can. So I guess this is how we’re doing it.🎤

We searched high, we searched low,
Every backroad we could go.
Weeksville, Currituck, Camden too,
If there was a house, we walked on through.

Farmhouse old, new construction,
Fixer uppers needing reconstruction.
Some were cute, some had charm,
Some needed prayer, paint, and an alarm.

We found one once and made a deal,

So back on the road, another house route.

Sometimes people ask what I thought I’d be when I grew up. My answer has always been real estate, even when I was little.

Today I found proof I’ve apparently been preparing contracts for decades.

2006: “I have all access to the fridge at night.”

Complete with Mawmaw’s signature and an arrow pointing to it that says “will lie for me.” 😭🤣

I secured fridge access AND an accomplice. Mawmaw is still my accomplice to this day.

20 years later, I’m still writing contracts for a living. Some things never change.

Apparently we didn’t scare them too badly last time because Mid-Atlantic Christian University invited us BACK. 😂

We got to spend part of our morning on campus talking with students about how much life costs.

We talked budgeting, housing, groceries, transportation, debt, lifestyle expenses, and how to build a realistic budget while still enjoying your life and preparing for the future.

Of course, because we were there, they also got a completely unnecessary but very educational update on the cost of owning a horse and current hay prices.🐴

We loved being back at MACU, getting to laugh, share some things we wish someone had explained to us when we were younger, and see some really good friends.

Stockbridge is a wonderful neighborhood, but in today’s market, sellers can either be selling… or sitting.

When you’re in a subdivision where many homes share the same floor plans, comparable sales matter. Pricing, strategy, and understanding current buyer expectations make all the difference. That’s why it’s so important to work with an agent who knows the numbers and knows what is actually happening in the market right now.

One conversation I’ve been having with nearly every seller lately is about buyer closing costs. Almost every offer I’ve written or received over the last month has included a request for closing cost assistance. My job isn’t to tell sellers what they want to hear. My job is to prepare them for the market so they can make informed decisions.

Sometimes sellers focus on what they’re giving up, but the bigger picture matters. Paying several more mortgage payments while waiting for a “better” offer can easily cost the same, or even more, than offering reasonable closing cost assistance from the beginning.
