We re-read recent comparables like they actually exist today:
Step 1: pull comps from the last 30–60 days, then adjust for days on market.
Step 2: compare condition and concessions (new roof/updates = less seller help; dated finishes = expect credits).
Step 3: turn those adjustments into your price + offer terms—because the smartest number is the one that makes sense *today*, not the one that made sense last month.
