Economic Radon Mitigation

Floor drains and cracks in the concrete basement floor can contribute to low levels of radon gasses in your home.
General construction practices in our region will commonly connect a floor drain to the perimeter drainage system around the exterior of the foundation. Every time the equipment in your home that draws air to operate radon gas is also drawn into your home. Also the cracks in the concrete floor and the joint between the concrete floor and wall can contribute to the radon in a home.
Test for infiltration at the floor drain, place a Kleenex tissue over the floor drain, start the boiler or furnace or operate the bathroom fans. If the tissue lifts off the drain then air is being drawn into the home.
The EPA does not claim that sealing these items is not a stand alone radon reduction system. I have documented results that do show this can work. Radon levels are reduced by at least half immediately after the reduction work is completed and at the end of one year the properties long term test showed levels at or lower than post mitigation testing results.
Advantages to having this work done even if a sub slab radon reduction system can lower radon levels, cleaner air and loss of conditioned air in the home. If radon is not entering the home by the floor drain, mice and squirrels will nest in the drain pipe resulting in fowl air being drawn into the home. All new construction should have the joint between the floor and wall sealed before interior finishes are installed.
Sealing these cracks and joint should be sealed with a good polyurethane caulking. Latex and silicone caulking will fail. I also will cut the cracks and use a polyurethane primer before installing the caulking.
