🏡 BUYERS… your sweet spot may be coming!

According to a new Realtor.com® 2026 Best Time to Buy report, the best week to buy a home nationally is September 27–October 3. NAR also highlighted the report, noting that buyers may find a combination of more inventory, lower list prices and less competition this fall.

But here’s something especially interesting for my Massachusetts buyers 👀…

📍 For the Boston–Cambridge–Newton market, Realtor.com identifies October 25–31 as the local sweet spot. Historically, that week has seen:

🏠 20.9% more homes for sale than an average week
👥 39.8% less buyer competition compared with the peak
⏳ Homes spending about 22 more days on the market than during the fastest part of the year
💰 Median listing prices about 6.7% below their seasonal peak

Does that mean you should wait until one particular week to buy? Not necessarily. Real estate is local, mortgage rates can change, and the right house doesn't always arrive according to the calendar. But fall could give buyers something we haven't seen much of in recent years: more choices, more time to make a decision, and potentially more negotiating power.
