🚨 Attention Non-Residents Selling Property in Massachusetts! 🚨
Massachusetts has rolled out a new withholding requirement for anyone who is not a MA resident and is selling real estate valued at $1,000,000 or more. This works a lot like Rhode Island’s non-resident withholding, so if you’ve sold property there, the process may feel familiar.
Here’s what you need to know:
• MA will now collect a withholding on sales over $1 million.
• The withholding amount is:
▫ 4% if it’s based on the gross sale price, or
▫ 5% if it’s based on the net sale price.
• There’s also a MA form (similar to RI’s Form RI-71.3) that lets sellers calculate withholding based on net proceeds instead of the full sale price.
If you're thinking about selling, be sure to talk with your accountant and closing attorney so you're prepared and understand how this may affect your proceeds before closing.

On January 24th, I had the pleasure of meeting an incredible human being—someone full of strength, heart, and determination Nisha Lytrice. One of the very first things she asked me was, “Are you familiar with a USDA loan?”
I told her I was familiar with the concept but had never worked with a buyer who used that type of loan. Still, I promised her that if this was the path she wanted to take, I’d learn everything I needed to make it happen—and that’s exactly what we did.
We hit more than a few bumps in the road along the way, but we tackled every single one with patience, determination, and teamwork. Eric Anderson was an incredible listing agent who was supportive, collaborative and helped provide a path forward with each obstacle. Joseph Silva from USDA championed the loan throughout the entire process and was a pleasure to work with.
Fast forward 68 DAYS later to April 2nd, and she’s officially a first-time homeowner. 🎉
