*** PROPERTY TAXES ***

We are hearing from many past clients as Lake County and certain townships within Cook County are reassessing the values of properties as part of the quadrennial (Lake) and triennial (Cook) revaluation process. As a result of unusually rapid home sale price increases over the past three years, many people are shocked to find their assessed value has gone up as much as 30%.

Now is the time to evaluate if you are taking advantage of every opportunity for savings available to you. If you occupy your home as a primary residence (as opposed to renting it out), you are entitled to the General Homestead Exemption. Are you sure you are signed up for that?

Property owners aged 65 and over are entitled to a Senior Homestead Exemption. Seniors should make sure that they have applied for and are receiving this. In addition, there is another option for seniors to save with the Senior Citizen's Assessment Freeze. You must apply and qualify for the freeze based on household income, but it is well worth looking into whether you qualify.

Additionally, are you aware that there may be other exemptions available such as the Home Improvement Exemption, Returning Veteran's Exemption, Disabled Veteran's Standard Homestead Exemption and Disabled Veterans Exemption (to name a few)? There could also be other exemptions depending on your county. It might be a good idea to visit your county's property tax website to see if you qualify for other exemptions and how to apply for them.

If you feel that your property taxes are too high and are thinking about appealing them, your county's website is the best resource for getting information about the appeals process and deadlines. Past clients have appealed their taxes online through their county website or through a property tax attorney or an appeals company.
