If you’re building a home- you’re in a good spot reading this
I researched what current homeowners wish they had added to their homes that’s worth the extra pennies
1. Extra garage space
Storage and being able to walk around your car are key elements that homeowners don’t take for granted
A few extra feet here and there make all the difference!
2. Hardwood floors over carpet
Homeowners find that hardwood floors drop the temperature dramatically, last forever, and leave no smell or stains
Plus, it makes your home look more expensive and modern! (I’m always thinking about Resale value!)
3. MORE outlets
Avoid extension cords by putting more outlets in convenient places.
Adding outlets after your home is built becomes more difficult and expensive
TIP: Get outlets inside the master bathroom cabinets to plug in your hair dryers, electric shaver, etc
Don’t forget both ends of your kitchen island if you have one.
4. Taller ceilings for taller cabinets
With 9-foot ceilings, you can add higher cabinets in your kitchen that give you more space for storage
Plus, taller ceilings make all the difference in how big your home looks

An overpriced home is NOT going to get you your *dream offer*. Here’s why.
It may just do the opposite truthfully as price cuts are made and more leeway is given to buyers
So here’s what I’d do if you came to me and told me you wanted to get a good offer for your home
-Price it right from the start: there’s a sweet number we create with our knowledge and tools that’s sure to get offers
-I’d help you depersonalize your home: taking down photos, making your decor more neutral-friendly, etc
-I’d give you my recommendations for repairs that’ll give you the highest ROI
-We’d nail your listing photos: high-quality, lots of lighting, a great listing description
And lastly, here’s what you’ll do
You’d make showings a BREEZE, meaning you’ll have more availability to leave your home so buyers can come see it

All jokes aside, the average first-time home buyer age has gone up for reasons that don’t include “being lazy”
More people are having to save for longer and wait for their parent’s help for a down payment with the rise of home prices
Here are some other buyers we’ll see in 2025
💸The number of all-cash 💵 buyers has skyrocketed to record levels thanks to equity gains
🏢After the pandemic, everyone moved to the suburbs but now people are looking to move back to city centers
👩‍💻Declining marriage rates have led to more individuals entering the housing market solo.

With rising/lowering rates and price cuts happening left and right, it can be a confusing task for anyone these days
This is definitely something I would never go at alone, especially if you’re not a professional in the industry

Don’t let this scare you instead see it as preparation for your home-buying journey
If it does happen to you take a deep breath—this happens more than you think and there are several ways we can navigate this situation

👉Renegotiate price with seller

My client felt like she didn’t make enough money and it was nearly impossible to save for a down payment

Then I introduced this one hack to her 🙌
The 50/30/20 budget rule

It’s a GAME CHANGER for those who are having trouble saving or repaying debt

For every paycheck this is how you’ll distribute:
💸50% for Needs: This includes essentials like rent or mortgage
payments, utilities, groceries, and transportation.

💸30% for Wants: This portion is for the fun stuff—dining out, hobbies, entertainment, and anything else that brings joy.
💸20% for Savings and Debt Repayment: This is where the magic happens. This portion is dedicated to building your savings and paying off debt.
For my client: adjusting their spending habits—cooking at home more often, cutting back on unnecessary subscriptions, and being mindful of their purchases—they were able to reduce their “wants” category to 30%
With that extra 10% shifted into her savings and paying down her debt she began to see her downpayment fund grow and her credit improve

🛑STOP comparing your home and showings to the luxurious homes we see on social media
Some of them may in a odd location, some of them have taken years and years to achieve, and some of them probably look like a wreck when the cameras are off
Whether you’re in your small starter home or you’re not feeling great about your current budget- know it’s a step in the right direction
This is a reminder that social media is fake, your home is beautiful the way it is, and no one’s home is sparkling and staged 24/7 and your starter home does not have to be extravagant.

To me, neglecting maintenance on your home, is cutting value off your equity’s bottom line
I’ll always think long-term for my clients and think about resale values
Ignoring issues in your home can save you money now, but down the road, you’ll be slammed with bill after bill for repairs
We’ve seen recently lots of buyers backing out of home sales because of minor issues
Keeping up with your home will not only be cost-effective in the long run but will get you more money for your home when it comes time to sell
The moral of the story, stay on top of repairs & hire a reputable inspector who saves you from future issues
