The biggest question I get prior to selling a house, is what is the first thing I can do to maximize the price.

It's not paint, it's not new flooring, but in reality it's the decluttering. Maybe that and landscaping for curb appeal. But decluttering your house, is the cheapest update you can do to your home to get the most money.

People don't realize that after years of living in your house, all of the things that we accumulate over time just adds up. Not only does it make moving that much harder, but also makes the rooms look smaller.

What makes Realtors different from each other?? From the outside looking in, I can see where people would think we are all the same, right?

I mean all they do is post the house on the MLS and let the market sell, correct? I hate to break it to you but that's what a lot of the lazy agents do. Heck, most agents are afraid to pick up the phone and prospect for themselves, let alone prospect for their clients.

That's where I come in. I've been selling homes in the Chicagoland area for over 15 years. I had zero database and knew no one, but yet here I am 15 years later still selling homes when 85% of Realtors crash out after 2 years. My secret was never give up and be willing to do the dirty work. In Real Estate we eat what we kill and if you aren't willing to hunt for business you will never succeed.

And my question is to people out there looking to buy or sell... considering a home is possibly your biggest asset, why would you entrust it to the 99% of agents who are afraid of the phone or marketing themselves online?

I am not a transactional Real Estate agent!!! Unfortunately in our industry too many agents run their business from transaction to transaction. Heck most clients never hear from their agent again after the closing!!

That my friends is a losing business model. All the top agents, who sell the majority of homes understand that client communication and follow up is the key to any successful relationship.

You should be able to trust your Realtor, and they should be able to properly communicate not just during the home buying/selling process but for years afterwards.

Selling houses is all about trusting the process!!

If you have ever bought or sold a house, you might have been aware of the hiccups that occur in every deal, or maybe the Realtor did a good job of shielding you from them. But don't fret, every deal has an obstacle that needs to be overcome.

Who is the Everyday Dan??

Well that's what I consider myself when it comes to my business as a Realtor. You see in the Chicagoland area there are over 40k Realtors, and the overwhelming majority of them didn't sell one house last year.

But as a consumer, you have the ability to pick and choose who you want to use to assist you in your buying or selling transaction. I consider myself the everyday Dan because that is who my clients are. Everyday people like you and me that have similar goals of getting a new house and similar stresses like getting the house ready for showings.

What are some of the often overlooked upgrades that buyers should really pay attention to!!

An upgraded Kitchen and Bathrooms are nice to have, but when shopping for a house, don't overlook the mechanicals, roof and windows.

Although not considered a sexy update these overlooked items will hit your bank account hard when they need replacing. Have you ever called a window company to ask how much it would be to update the windows?? $$$$

So when you are looking at houses with your Realtor pay attention to these items first!

Pro tip... Don't look too hard at the purchase price, but rather look at the monthly payment!

There is so much more that goes into figuring out what you can afford that just looking at the purchase price can limit your ability to find your dream home.

Interest rates, taxes, insurance and location all have a huge impact on what you can afford. So talk with your Realtor and Mortgage Broker first to see what the true cost of the house is.

Common question that always comes up is "it better to have furniture in your house or completely empty if we move out prior to selling?"

Well based on my experience about 50% of the buyers are visual while the other half arent. Meaning a good portion of buyers dont need your furniture in the house in order to visualize them living there.

Sometimes having a empty clean slate helps your house sell faster and for more money than with your furniture or even staged furniture.

What's going on with the Supply Gap??

We have always known about the supply and demand issue, but did you know that it could take the Midwest 4 decades to finally catch up??

But in 2024 it was actually the first year in a while that new builds outpaced the number of households formed.

4 decades!!! This is not a quick fix!

When is the best time to list your house for sale???

According to Realtor.com, nationwide it is the week of April 13-19, however for the Chicagoland area its more towards the end of March.

During this week, sales price is actually 1.1% higher than any other week. Demand actually jumps up 17% as well! And market time is much lower!
