Recently I heard the Executive Office mention that there was a team assigned to look into limiting large institutional corporations ability to purchase homes like BlackStone (aka BlackRock), State Street, Vanguard, etcetera, etcetera, due to them driving up and inflating home prices with them offering 10's of thousands over askingβ price cuting individual like 1st time home buyers out of the market. As a home owner we all benefit from these types of sales on one hand as it only drives our values up as we use those inflated sales as our comparables when we decide how much to list our homes. So it could be a good thing. On the other hand if you are not planning on selling and wanting to stay in your home long term then these inflated sales are also inflating your assessed values which your property taxes are calculated from which is not so good if you are a senior on a fixed income. You very well could be taxed right out of your home but where are you going to go. This trend is in every market almost and your only option would be to downsize furth or move to a rual area where they may not provide the same senior services you need. So what do they do? Now me personally I dont think it would be constitutionally allowed to limit corporations from purchasing homes and property as they have a right to the markets as any individual similar to the verdict ruled under Citizens United In the Supreme Court. (A quote from Mitt Romney from when this ruling was passed was "Corporations are People my Friend") in the past the average age of first time home buyers was in their late 20's and then it went to 30's and now its mid 40's. As a professional Real Estate Broker myself I benefit from these inflated prices. As a home owner not planning to sell anytime soon me and my friends and families are being damged by this activity as well as all the first time home buyers who cant win a bid or cant afford the inflated prices people are asking now. So.... what do you think? Should we limit large institutional ownership of single-family homes?
