💭 Tracy’s Take Thursday

One of the biggest mistakes I see buyers make is waiting for the “perfect” time to make a move.

The challenge is that none of us know exactly what the market, interest rates, or home prices will do next.

Instead of focusing on what might happen, I encourage buyers to focus on what they can control and whether a move makes sense for their personal situation.

🏡 Tracy’s Tuesday Tip

It’s easy to get distracted by beautiful kitchens, updated bathrooms, and great decor during a showing. While those things matter, I always encourage buyers to look a little deeper.

Pay attention to signs like water stains, cracks, sticking doors, unusual odors, or deferred maintenance. They don’t always mean there’s a major problem, but they can be a reason to ask more questions and do a little more investigating.

The goal isn’t to find a perfect home. It’s to make an informed decision and know what you’re walking into before you buy.

Buyers ask me all the time, “With so few homes for sale, what can we do?”

The answer is simple: we get creative.

In a low inventory market, my job is not just to wait for a new listing to appear. It’s to have conversations, help sellers think through their next move, stay connected with my network, and look for opportunities that others may never see.

The best opportunities often start long before a home officially comes on the market.

If you’re feeling discouraged by today’s inventory, don’t give up. There may be more possibilities than you think.
