Most of my job happens on the days you don’t hear from me.
I’m on the phone with the listing agent. I’m reading disclosures on a house you haven’t walked yet. I’m pulling what actually closed down the street before we ever talk numbers.
None of that is fun to post about. It’s just the part that decides whether you get the house, and whether you’re still happy in it a year later.

The market is still moving! Over the past week, we’ve seen 31 new listings, 27 price reductions, 14 homes sold, and 23 new contracts. There were also 11 expired listings, with homes currently averaging 61 days on the market.

These checks do not replace a licensed home inspection. They help you identify questions to bring to your agent and inspector before making a decision.

CEILINGS Look for stains, bubbling paint, or fresh patches. Ask what caused them and whether the source was repaired.
WINDOWS AND DOORS Open several. Sticking can have simple causes, but repeated trouble deserves a closer look.
TILE AND GROUT Notice cracks, loose tile, soft areas, or staining near water. Ask about past leaks and repairs.
ELECTRICAL PANEL Photograph the label for the inspector. Do not open or touch anything inside the panel.
WATER FLOW Run faucets and flush toilets when permitted. Note weak pressure, slow drains, or active leaks.
DRAINAGE Look at the direction the yard slopes and check for standing water, erosion, or staining near the foundation.
ATTIC CLUES If the attic is safely accessible during the showing, look from the opening for staining, damp insulation, or visible daylight. Do not climb into unsafe areas.
MAJOR EQUIPMENT Record visible ages and model information for the water heater and other systems. Age alone does not tell you condition.
FLOORS Notice significant slope, bounce, or repeated cracks. Leave the diagnosis to the appropriate professional.

❤️ The Connection Project | This One Is Special

This week's connection looks a little different.

It was with my girls.

Over the last couple of weeks, I've had the opportunity to work out one-on-one with each of my daughters.

Just me and them.

No grandkids yelling, "MOM! MOM!" 😂
No interruptions.
No trying to finish a conversation while somebody needs a snack.

Just a mom and her daughter.

And I didn't realize how much I had missed that.

When your children are little, you spend so much time together. Then they grow up, build careers, create families of their own, and suddenly getting uninterrupted time together isn't quite so easy.

They may be grown women now, but they're still my girls.

We worked out, talked, laughed, and simply enjoyed being together. Nothing elaborate. No special plans. But those ordinary moments felt pretty special to me.

The Connection Project has taught me to be more intentional about sitting across the table and really getting to know people. But it's also reminding me not to overlook the people closest to me.

Connection doesn't have to be with someone new. Sometimes it's about reconnecting with someone you love.

Your children don't stop needing a relationship with you when they become adults. And as a mom, I don't ever want to get so busy with life that I forget to keep building mine with them.

Although I will admit... borrowing them from their own children for an hour without hearing "MOM!" every five minutes was pretty darn nice. 😂❤️

This may be one of my favorite connections yet.
