🏠 Hosts and travelers, pay attention to this one.
For any Airbnb booking made on or after November 20, hosts can no longer:
❌ Require a rental agreement (except for 28+ night stays and a few other cases)
❌ Ask for a guest's email or phone number (in the US and Canada, hosts get a temporary number that expires after checkout)
❌ Require a guest's ID (they can only look at it in person at check-in)
❌ Fine guests, even for smoking
❌ Take a security deposit
❌ Ask guests to do basic checkout tasks like washing their dishes or pressing the “start” button on the dishwasher
The new rules also only cap overnight guests. Daytime visitors aren't a binding rule unless they count as an "event." Therefore, a reservation accepted for 2 adults could easily turn into 60 friends being invited. So long as they don’t stay overnight, that’s okay with Airbnb.
If something goes wrong, the host's only option is filing a claim with Airbnb.
Travelers: a lot of you are excited about no more checkout chores, and I get it. But someone still has to do that work. When cleaners have more to do, cleaning fees go up, and that cost lands right back on your bill.
So think about it: would you hand your house keys to a stranger with no signed agreement, no copy of their ID, and no security deposit? Would you hand over your car keys on those terms?
Hosts, how are you preparing? Travelers, does this change how you see short-term rentals? 👇
