Ten years ago, Marjorie helped this family purchase their home on Whittier Ave. Over the years, we had the privilege of watching them make it their own, raise their family here, and create so many memories along the way.

When we walked into this home we saw exactly what it could be. The sellers were not so sure.

This was a home that had been lived in and loved for decades. S**g carpet throughout, heavy curtains blocking every window, a backyard patio that had not seen a power washer in years. On paper the comparable sales put this home in the mid to high $400s.

We had a different number in mind.

When we shared our plan the family was skeptical. Not because they did not trust us, but because they had never heard of an agent willing to do what we were describing. Pull up the carpet ourselves. Rearrange and replace furniture. Bring in staging pieces. Power wash the entire patio and walkways. Swap out dated light fixtures.

No cost to them. All of it included within our commission.

That is our job. Not to hand sellers a list of things to fix and wish them luck. But to show up, shoulder the work, and make their home the most compelling option in its price range. We want buyers walking in and feeling like this is the one. We want our listings to stand out so clearly that buyers choose them over everything else available.

When this home hit the market it sold for $571,000.

Comps said high $400s. Our approach said otherwise.

We met a man who had recently lost his wife.

He was ready to move on, relocating to Florida to be closer to friends and start a new chapter. But first he needed to sell the home they had built their life in together. A home filled with decades of memories, belongings, and the kind of weight that only comes with that kind of loss.

Our job was to help him move forward. And to make sure he walked away with every dollar he deserved.

When we walked through the home we noticed something. The upstairs had two additional cape style rooms that had been used as storage space for years. They had never been bedrooms. No heat, no designation, no value on paper.

We saw something different.

With the addition of affordable electric baseboard heating, those two rooms could officially become bedrooms overnight. His home was listed as a 2 bedroom. With one straightforward improvement it became a 4 bedroom. His buyer pool doubled. His value increased significantly. Something he had no idea was even possible.

We brought in a painter to freshen the home, staged it to show its full potential, and helped him clear out a lifetime of belongings so buyers could see what we already saw.

9 days after listing we had an above asking price offer from a qualified buyer who was genuinely excited to call it home.

When our seller saw the finished home before it went live, we could feel the weight lift off of him. The transformation from how he had been living in that space to what it had become was night and day. He told us he had no idea we would be this hands on. That we would fight this hard for him.

This home sat on the market for 12 months. No offers. An expired listing. Sellers who were exhausted and losing hope.
