We’re excited to share our newest acquisition at 70 Gould Avenue in Newark, NJ.

This 71,746 SF industrial property sits in one of Northern New Jersey’s most sought-after infill markets, with exceptional access to I-280, I-78, the New Jersey Turnpike, Route 21, Port Newark-Elizabeth, and Newark Liberty International Airport.

The 2.864-acre site also provides valuable outdoor storage and a dedicated trailer yard, features that are increasingly difficult to find in northern New Jersey’s land-constrained industrial market.

Over the coming months, we’ll be repositioning the property to better serve today’s industrial users, creating a modern, functional space for warehouse, manufacturing, distribution, e-commerce, and last-mile logistics operations.

Spanning approximately 50 buildings and 600+ tenants throughout Maryland and Northern Virginia, the portfolio strengthens our presence in one of the nation’s most supply-constrained industrial markets. This acquisition builds on our continued focus on micro-bay industrial as a core investment strategy and reflects our long-term confidence in this product type as demand for infill space continues to grow.
