Have you been hearing that the housing market is slowing down?
Nationally, there are more sellers than buyers right now, and that’s creating a very different market than we’ve seen over the last few years.
But real estate is local.
Here in Somerset County, my buyers are still facing competition on homes that are well-priced, updated, and in desirable locations. We’re still seeing multiple offers happen and homes sell quickly when they’re positioned correctly.
That said, I am seeing some segments of the market move a little differently. Certain condos and townhomes are taking longer to sell than they were a few years ago, giving buyers a bit more time and more options to choose from.
The biggest shift I’m seeing?
Buyers are becoming more selective.
They’re taking their time, asking more questions, and they’re not willing to overpay for a home that isn’t priced appropriately.
So yes, the market has changed.
But that doesn’t mean homes aren’t selling.
It means strategy matters more than ever.
The homes everyone wants are still attracting attention. The homes that are overpriced or need significant updates are taking longer to find the right buyer.
