🏡 Buyer’s or seller’s market?
Here’s what August 2026 data shows.
Middlesex and Somerset counties continue to show steady market activity, with buyers having more homes to choose from than in a tighter market.
Key market indicators:
• Middlesex County: 3.1 months of supply; sellers received an average of 101.4% of the list price.
• Somerset County: 2.6 months of supply; sellers received an average of 102.6% of the list price.
Months’ supply estimates how long it could take to sell the homes currently available if no new properties were listed.
These supply levels, combined with homes receiving more than 100% of list price on average, indicate that both counties remain seller-leaning.
Market conditions can vary by town, price range, property type, and individual home.
