California home sales rebound in September with
modest monthly and annual gains, C.A.R. says
Existing, single-family home sales totaled 277,410 in September on a seasonally adjusted annualized rate, up 5 percent from 264,240 in August and up 6.6 percent from 260,340 in September 2024.
September’s statewide median home price was $883,640, down 1.7 percent from $899,130 in August and up 1.8 percent from $868,150 in September 2024.
Year-to-date statewide home sales were up 0.4 percent.
SACRAMENTO (Oct. 15) – California home sales rebounded in September, increasing modestly onboth a monthly and yearly basis, the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) said

Closed escrow sales of existing, single-family detached homes in California totaled a seasonally adjusted annualized rate of 277,410 in September, according to information collected by C.A.R.
from more than 90 local REALTOR® associations and MLSs statewide. The statewide annualized sales figure represents what would be the total number of homes sold during 2025 if sales main
tained the September pace throughout the year. It is adjusted to account for seasonal factors that typically influence home sales.
After five consecutive months of year-over-year declines, September home sales activity climbed 5 percent from the 264,240 homes sold in August and rose 6.6 percent from a year ago, when 260,340 homes were sold on an annualized basis. September marked the 36th straight month in which the seasonally adjusted sales rate remained below the 300,000 benchmark.

“It’s great to see that home sales bounced back in September to their highest level in seven months as mortgage rates hit their lowest point since last October,” said Heather Ozur, a Palm Springs REALTOR®. “Even though rates have inched up a bit, they’re still in the low 6% range, which should help keep the market steady through the end of the year.”

Just a quick update…

Yosemite is busy and has seen a record number of visitors in October. Most visitors are behaving with very few exceptions, per Park management. I was in Yosemite this week and the Fall Colors are simply AMAZING, there was plenty of parking, and I didn’t see a single Base Jumper! Obviously, we have no news on when the Government Shutdown will end, but the Acting Park Superintendent let us know that as soon as the Shutdown ends, he will meet with the Gateway Group and discuss next year’s summer season restrictions (if any) and get the word out to the public asap.

Yosemite Celtic Festival (this weekend) Nov 1 & 2 – 10 am to 6 pm (Saturday) and 10 am to 4 pm (Sunday)

We are so excited for this new festival which is bringing in visitors from around the globe! Please see the attached poster for you to display in your place of business if possible. Also attached is the printable festival schedule – PACKED full of fun! We hope you spread the word and help to make this inaugural event successful! Madera County is in the final stages of public feedback for the Connecting Oakhurst project. The project looks at Oakhurst’s “downtown” corridors to see where safety, mobility and beautification improvements can be made. “I hear the waterfalls have some flow back after the recent rains and the fall colors are out in Yosemite. I’ve talked to several people who have visited the Park recently and they are seeing people respecting the park (although I’m sure some are not) and no “chaos” …

Please keep pushing the messaging to recreate responsibly & safely…and if you see trash, pick it up. We have trash bags to hand out for free at the Visitor Center.”

Yosemite has opened their visitor center in the valley and at Mariposa Grove and shuttle are still running during the shutdown, plus all lodging & dining in the park remains open except those areas that normally close after the summer season ends.

This morning’s update: Yosemite road crews are working hard to reopen Glacier Point and Tioga Road to the public following significant snowfall. Possible we’ll reopen both roads this afternoon. We’ll have a better sense once equipment crews check in later this morning. Official notification will be posted on the park website, so please keep an eye on the park website for the next 48 hours. www.nps.gov/yose

All portions of the park normally open to the public 24/7, including roads, trails, Yosemite Valley, backcountry, and wilderness areas
Campgrounds, subject to normal winter or seasonal closures
Concession operations, including The Ahwahnee Hotel, Yosemite Valley Lodge, retail stores, and restaurants.
STAFFING:

The park will retain limited staffing to support public safety, emergency services, and essential operations, as well as to manage ongoing construction contracts.
We are told Mariposa Grove shuttles and Yosemite Valley Shuttles are running.
Attached is the Department of Interior – Contingency Plan – September 2025 (not a lot of detail we need, but just in case you want to read it).
We are awaiting confirmation about Mariposa Grove Depot and if the Park gates are being manned and vehicle entry fees are being charged, which we don’t believe they are.
We will update you as we know more.

Yosemite/Sequoia RC&DC Announces $125,000 Grant For
Wildfire Mitigation At Sierra Springs

Oakhurst, CA — The Yosemite/Sequoia Resource Conservation & Development Council (RC&DC), in partnership with the Eastern Madera Fire Safe Council (EMFSC), is proud to announce the award of a $125,000 grant from Pacific Gas and Electric Company (PG&E) to implement a critical wildfire mitigation project in the Sierra Springs area of Bass Lake, California. The grant is part of the 2025 Bass Lake PG&E Wildfire Fuels Initiative – Unit 1 and will directly fund hazardous fuel reduction activities to enhance fire safety for residents, natural resources, and key infrastructure during the 2025 fire season.

Project efforts will include:

Mechanical and/or hand treatment of overgrown vegetation to reduce wildfire fuel loads
Improving defensible space near homes and community structures
Supporting safe ingress and egress routes for residents and emergency responders
Increasing overall community wildfire resilience
“This project is a powerful demonstration of what strong partnerships and forward-thinking investment can accomplish. With critical funding from PG&E and the support of our partners at the Yosemite/Sequoia RC&DC, we’re bringing real wildfire risk reduction to the Sierra Springs and Bass Lake Community. The project is the first of a suite of projects being planned. These treatments not only create defensible space and improve emergency access – they also protect the forested character of our region and the people who live here. We’re grateful for the collaboration and shared commitment to safety, resilience, and stewardship that made this possible,” said Ashley Nebecker, Executive Director of EMFSC.

The work is expected to be completed before the end of the declared 2025 fire season and will be guided by measurable benchmarks such as acres treated, biomass removed, and the number of structures and residents protected. PG&E’s support reflects its broader commitment to community safety and wildfire prevention through targeted vegetation management and collaboration with local fire safe councils and conservation partners.

Eastern Madera Fire Safe Council is preparing to host a series of community education meetings focused on upcoming wildfire resilience projects in the Bass Lake region. These meetings will include both a Sierra Springs-specific session and a broader meeting for all Bass Lake area residents. Attendees will receive information on home hardening strategies, defensible space best practices, and details about a suite of fuel reduction projects planned to protect our communities.

Meeting dates are currently being finalized, and we’ll share full details as soon as they are confirmed. Announcements will be posted on local community bulletin boards and shared through our social media platforms. We encourage all residents to attend and learn how they can actively support and benefit from these efforts to create a more fire-adapted landscape. We also will share information about affordable home hardening solutions, WUI (wild-land, urban interface) rated material choices, and best practices for vegetation management and maintenance.
