It doesn't take a buyer long to feel out the "vibe" of your home.
As a realtor, here are 3 things that make buyers walk away from a home:
1. SMELL - smoke, pets, mildew, etc...
2. LIGHT - is it light or dark in your home? If the first thing a buyer sees is "dark" it automatically makes the house feel less "homey"
3. CLEANLINESS - is there clutter, messes, last nights dinner left out, junk in the yard, etc... all these are a reflection of how the home might have been taken care of through the years.

Thinking of selling your home? Here’s a few things to help choose the Realtor for you —>

• Advertising. Posting the home, link, pictures, and videos across multiple platforms. Look for someone who isn’t going to list it on the MLS & Zillow and call it a day.
More platforms = more exposure.
• Marketing. A detailed, personalized marketing strategy is going to set the sale up for success. What features need to be highlighted? What audience does this home/property appeal to?
• Open houses. It’s so important to take time to show this home to all potential parties. That buyer that thought they were casually looking? They could stroll through at the open house with no pressure and instantly fall in love.
• Negotiations. You’ll need someone in your corner. It’s important to work with all parties to get the deal done, but having an agent with your best interest at heart is going to save you stress, time, and money.

All of these things can lead to a better and smoother experience. Looking for these things can help you choose an agent that is going to stand apart and make the sale of your property a breeze.
