This is the 4th and final installment of "Common home inspection myths"...

Myth #6: Home inspectors can predict the future.
- A home inspection is a snapshot in time. An inspector can tell you how old certain appliances are, and what the useful life of something is. ...but they don't know when a plumbing leak is going to happen or when a furnace will give out. There is only one guarantee: everything in the house will need to be replaced at some point.

Myth #7: A good house will ‘pass’ the inspection.
- Home inspection reports will never indicate a property 'passes' or 'fails'. That’s because everything depends on a buyer's tolerance level. What’s acceptable for one buyer could cause another to walk away. An inspector will help determine whether it’s safe, but it comes down to: "Can you live with this?" If you can, then the house passes your test. And that's all that matters.

Part 3: Common home inspection myths continued...

Myth #4: Buyers don’t belong at the home inspection.
- Buyers absolutely should be there, without question. The inspector can go into more detail than in the report and you’ll have a better understanding. It is also a good time to ask questions. While home inspectors can't tell you whether to buy the house, they can share maintenance tips and advice.

Myth #5: A flipped home doesn’t need to be inspected.
- Unfortunately, some flippers cut corners in the interest of saving money. If a house has been flipped, you’ll want to make sure the work didn't compromise safety. In addition to the inspection, it's a good idea to check that they had the right building permits with the city.

Part 2: Common home inspection myths continued...

Myth #2: Home inspectors can advise you on whether to buy the house.
- Inspectors can only tell you about the condition and functioning of the house components, not whether you should buy it. Inspectors are a neutral 3rd party and they don't know the buyer's threshold for repairs.

Myth #3: The inspector will uncover every single thing that's wrong with the house.
- as much as you wish they could, home inspectors simply cannot see everything. The inspector is there for a visual inspection of readily accessible areas of the home. They can't tear into a wall or take something apart to see why it's making a noise. Home inspectors are guests in the seller’s home, which limits what they can do.
If you're buying a house in the middle of the winter, an inspector probably won’t be able to check a roof with snow on it. Instead, they’ll check the attic sheathing for signs of leaks.

Myth #1: A home inspection is the same thing as a home appraisal

In fact, these two things could not be more different. An appraiser’s function is to determine the value of a house on behalf of the lending institution, Home inspectors are only interested in the safety of the home—not the value. If the seller offers up a glowing appraisal report, it doesn't negate the need for a home inspection.

This photo shows a water heater vent pipe (flue) that is improperly pitched. This condition does not allow proper venting of the combustion gases and can result in carbon monoxide entering the home. A contractor should be contacted ASAP to correct the flue installation.
