SELLERS: The time to list is now!!! With the nicer weather I have seen a lot of action, just this week! If you've been holding out, the wait is over. Give me a call to get your home listed asap!

Tip Of The Day:

SELLERS: Are you waiting to list your home because you've heard rates are getting ready to go down and Buyers are going to cause a buying frenzy like we've seen just a couple years ago!?! Then I recommend holding out, because it's coming!

BUYERS: If you're holding out for a lower interest rate, you may be surprised of the competition you'll have when rates do come down. Instead it may be best to buy now when you can offer below asking price and in a year or so (after rates have come down) refinance and avoid the upcoming craziness!

AGENTS: Yes it's slow, but don't throw in the towel just yet. Hang in there and start getting ready for the excitement! Freshen up on your presentations, restructure in areas that have been problematic in the past. We got this, we're in it together!

It's a presidential election year (I don't talk politics, personally I don't care who you vote for), and historically during these years our lovely government tries to make us all feel warm and fuzzy inside, so we'll see lower fuel prices, lower interest rates, etc. Interest rates drive the real estate market. Currently they're higher than we'd like, the lower they are the more buying power Buyers have, which will raise purchase prices, potentially creating a type of "feeding frenzy" market we saw a couple years back. Obviously I can't predict the future, but we can learn from the past. Since I've had my license in 2006, I can say I've seen rates are typically lower the year of a presidential election, than the year before (sometimes it's even lower the year after).

Well even with the hiccups we've encountered (aka endured) with the MLS being down for a couple of weeks, and now with a new provider, things have been fun (yes, that's sarcasm). I've had 2 new listings and both went under contract in less than 5 days, was able to get a Buyer client under contract with a FSBO, had 2 prelisting appointments yesterday, another scheduled for tomorrow, and just picked up another Buyer client yesterday! Saying I've been busy would be an understatement, lol. It's all good though, not complaining, this is how I roll, bring it on!
