TIP TUESDAY = Market UPDATE

If you are a buyer who has been watching the market, you are seeing more and more price drops. For Buyer's that's great to see but for Seller's, not so much! Trying to stay on top of the market for my clients had me comparing last year's activity to this year's. Here is what I found.

July 2025'
Average # of days on the market = 64
Average residential sales price = $207,615

July 2026'
Average # of days on the market = 91
Average residential sales price = $283,180

Most buyers DO NOT want to do any updates or improvements; they want to move in and decorate. The Arkansas Realtors Association via Zillow research states higher interest rates mean more money down to get a payment that is AFFORDABLE for buyers.
