What is the Louisiana homestead exemption, and when should you file?

Louisiana's homestead exemption removes the first $75,000 of a home's market value from most parish property taxes, as long as the home is your owner-occupied primary residence.

You file with your parish assessor's office, not with your lender or your agent. Each parish has its own process, so check with the East Baton Rouge, Ascension or Livingston assessor directly.

The most common mistake we see: new homeowners assume it happens automatically at closing. It usually does not. If you bought a home this year and have not filed, put it on this week's list.

If you sold a home that had the exemption, the new owner files their own.

Pricing high to leave room to negotiate usually costs sellers money.

The idea sounds logical: list above value, then come down. In practice, the most attention a listing gets is in its first two weeks. Buyers and their agents see it, compare it to recent sales, and skip it if the price does not match.

When the price comes down later, the listing is no longer new. Buyers start asking what is wrong with it.

The better approach: price from recent closed sales of comparable homes, adjusted for condition and location, and let the first two weeks do their job.

A home priced right from day one tends to attract stronger offers than the same home chased down in price.

1. Walk the home with your agent and list every visible repair: drips, loose handles, burned-out bulbs, stained ceiling tiles.

2. Fix the small things. Buyers turn small problems into big price reductions.

3. Declutter every room by about a third. Closets too. Buyers open them.

4. Deep clean, including windows and baseboards.

5. Tidy the front: mow, edge, trim, clean the door, new mat.

6. Gather documents: utility averages, warranties, permits, flood insurance details and your survey if you have one.

A comparative market analysis (CMA) from a local agent uses the same sales data, plus what an algorithm cannot see: the condition inside, updates made, the street, the flood zone, and which nearby sales are truly comparable.

The online estimate is best for: a rough idea, any time, no conversation.

A CMA is best for: deciding whether to sell, setting a list price, or planning repairs before listing.

What goes into a home value estimate in Baton Rouge? More than a Zestimate.

A real estate agent's home value estimate starts with recent comparable sales: homes near yours, similar in size, age and condition, that actually closed in the last few months. List prices are a guess. Closed prices are the market.

Then the adjustments. A renovated kitchen, a new roof, a flood zone, a larger lot or a busy road all move the number up or down.

Then the current competition: what else is for sale near you right now, and how long similar homes are taking to go under contract.

An online estimate cannot walk through your house. That is the gap.
