In Downtown Baton Rouge CPRT is constructing a multi-use complex that will consist of an eight-story office building for IBM and an eleven-story residential tower consisting of apartments, townhomes and commercial space. And most recently, the Baton Rouge Area Foundation and CPRT have taken the leadership role in developing and managing the Water Campus, a 33 acre complex that will promote an environment of shared resources and relationships dedicated to creating a new knowledge economy based on the study of water and the critical issues we face regarding coastal protection and restoration. She brings more than two decades of real estate management and expertise to the firm. Under her leadership, CPRT has become a nationally recognized real estate investment trust that is developing new and leading-edge real estate developments across the American Southeast. She continues to ensure that the firm holds true to its heritage and continues to make significant financial and quality-of-life contributions back to the communities that CPRT serves. Commercial Properties Realty Trust was born from an era of strip centers and Mr. Marvin's dream of seeing his company become something more philanthropic after he was gone. Today, it has become a company that prides itself on the redevelopment of real estate properties that have real purpose. CPRT-One Eleven-A Historic Milestone for the City
▫️One Eleven was the first ground-up residential project in downtown Baton Rouge in more than 40 years making it a genuinely significant moment for the skyline & the city’s downtown revival.
▫️Location & Urban Context
It’s located in the heart of downtown Baton Rouge, steps from North Boulevard Town Square and the Shaw Center for the Arts, with access to restaurants, clubs, art galleries & river views. It sits within what’s known as the Arts Block, bounded by North Boulevard, Lafayette Street, Convention Street & Third Street — a district that became central to Baton Rouge’s downtown revitalization.
▫️The Architecture
The building was praised by architectural judges as a truly urban insertion and a shining precedent for a downtown undergoing a renaissance, with one panel member calling it “an exquisite urban connection that understands the scale of the city.”
▪️The project was led by principal architect Chris G. Remson, AIA, LEED AP, of Remson|Haley|Herpin Architects, with developer Michael R. Lang of Commercial Properties Realty Trust. ▪️The project won a Residential Architect Design Award (RADA) in 2010 in the Multifamily/Grand category - a national honor recognizing it as a model for urban residential design.

𝐎𝐔𝐑 𝐇𝐈𝐒𝐓𝐎𝐑𝐘 - Commercial Properties Development Corporation was founded in 1951 by Baton Rouge businessman, Wilbur Marvin. The company acquired, developed & leased neighborhoods + community shopping centers.

In 1992, after 40 successful years, Mr. Marvin established the Wilbur Marvin Foundation - a supporting organization of the Baton Rouge Area Foundation, & structured what would become Commercial Properties Realty Trust as the foundation’s real estate entity in order to generate funds for civic and charitable causes.

This was a defining moment for the Marvin family legacy & an even greater moment for the future of Baton Rouge. Mr. Marvin knew his foundation would impact this community, but even he couldn’t imagine the significance of his legacy.

Today, CPRT is a successful real estate investment trust (REIT) that makes significant financial & quality-of-life contributions throughout not only the Greater Baton Rouge community but also across the Southeastern United States.

Our mission at CPRT is to create lasting value & impact through our projects, focusing on the well-being of our properties and the communities we serve. We believe in collaborative community development, which has enabled us to achieve significant milestones. ⭐️ These include the re-development of historic downtown Baton Rouge & the establishment of research centers like The Water Campus. We've also constructed notable properties such as IBM’s Global Delivery Center & a luxury apartment complex. Currently, we're designing a new project in the Nicholson Corridor, further solidifying our investment in the area's growth.
