📈 Interest Rate Update
Coming into 2026, most economists were predicting multiple rate cuts this year. In fact, mortgage rates dipped below 6% for a brief period, and many people thought we’d see a steady march downward from there.
Then came the conflict with Iran.
The war created uncertainty in global markets, pushed oil prices higher, fueled inflation concerns, and sent mortgage rates back up. It’s a reminder that interest rates don’t move in a straight line—and they’re affected by a lot more than just what the Federal Reserve does.
Current National Average Mortgage Rates:
• 30-Year: 6.61%
• 15-Year: 6.14%
• Jumbo: 6.75%
• FHA: 6.14%
• VA: 6.16%

One more thought for anyone waiting to buy:
Don’t let the pursuit of the perfect interest rate keep you from finding the right home.
Date the rate. Marry the house.
If rates drop later, you can refinance. If home prices rise while you’re waiting, you don’t get that opportunity back.
The truth is nobody knows where rates will be six months from now. But if the right house comes along and the numbers make sense today, it may not be worth sitting on the sidelines hoping for a slightly lower rate tomorrow.
