Most people know me for home inspections, but today I spent the day performing a commercial property inspection.

Commercial inspections are a different animal. Larger buildings, multiple HVAC systems, numerous electrical panels, warehouses, offices, and a lot more ground to cover. It’s a long day, but I enjoy the challenge and the opportunity to help clients better understand the condition of a major investment.

Whether it’s a first home, an apartment building, warehouse, office space, or commercial facility, my goal is always the same: provide a thorough, honest assessment so my clients can make informed decisions.

Today was a reminder that no two inspections are ever the same, and that’s one of the things I love most about this profession.

It’s hard to believe, but Conrad Professional Inspection Services is officially celebrating 3 years in business.

What started as a leap of faith to build something better for my family has grown into hundreds of inspections, countless relationships, and more opportunities than I could have imagined.

Over the last 3 years, we’ve had the privilege of helping homebuyers, homeowners, and real estate professionals better understand the homes and buildings they’re investing in. From crawlspaces to steep roofs to attics most people would never enter, we’ve always believed in being as thorough as possible and doing the job the right way.

To everyone who has trusted us, referred us, supported us, or even simply shared our posts — thank you. Your support has helped make this business what it is today.

Most people know about termites and carpenter ants… but very few know about powder post beetles.

During a recent inspection, we found evidence of powder post beetle damage throughout the original basement ceiling beams of an older home. These insects can slowly damage wood over many years, often leaving behind tiny holes and powder-like dust.

Not all wood-destroying insect damage is caused by termites — and it’s one more reason why thorough inspections matter.

Today’s inspection was a good reminder of why a truly thorough home inspection matters.

This attic wasn’t easy to navigate. Tight spaces, multiple transitions, and a lot of crawling to reach the far sections most people would probably skip. But taking the extra time paid off — we found multiple areas with missing insulation that would have otherwise gone unnoticed.

Problems aren’t always sitting right in front of the attic access hatch. Sometimes you have to get deep into the space, check every accessible section, and be willing to go the extra mile to fully evaluate the home.

When hiring a home inspector, make sure you hire someone who is willing to actually inspect the home — not just look at it from the easiest spot possible.

Hidden problems are exactly why inspections matter.

During a recent inspection, we identified significant mold growth hidden behind basement paneling. From the small exposed section we could see, the drywall behind it was heavily affected—and that raises concern for what may be happening in the areas that aren’t visible.

Finished basements can look clean and well put together on the surface, but they can also conceal ongoing moisture issues. Without removing materials or using the right tools and experience, this type of condition can easily go unnoticed.

If you’re noticing musty smells, past moisture issues, or just want peace of mind before buying, it’s worth taking a closer look.

Educational moment.

We understand the appeal—built-in planters can seem like a nice touch.

But when they’re right up against the house, they can trap moisture exactly where you don’t want it.

You can already see this one starting to break down on the outside. The bigger concern is what’s happening on the side you can’t see—where it meets the home.

Then I saw it — guano across the attic floor.

Bats.

I even caught a photo of where one was nesting before it flew out (and yeah… I got out of there pretty quick 😅).

Most homeowners would never know this is happening.

👉 Bats can stay once they get in
👉 Guano can impact insulation and air quality
👉 Issues like this often go completely unnoticed

Most people think insulation is just there to keep your home comfortable…

But that’s only half the story.

Today we inspected a home where the attic space was shared between the house and the garage. The home had proper insulation… but the garage side had none.

At first glance, that might not seem like a big deal. It’s “just the garage,” right?

Not exactly.

Insulation doesn’t just regulate the temperature inside your living space — it also plays a huge role in controlling the environment of the attic itself.

When one section (like the garage) is left uninsulated, it can throw off the entire attic’s balance. You end up with uneven temperatures, increased condensation potential, and a much higher risk for moisture-related issues over time.

That attic doesn’t care where the garage ends and the house begins… it all shares the same air.

This is the kind of stuff most people would never notice — but it matters.

Another great reminder why a thorough inspection goes beyond what’s “livable space” and looks at how the whole system works together.
