Hello Friends!

While inspecting today in a garage, I found a large opening in the garage ceiling that led directly into the home’s shared attic space. This opening was missing the required fire-resistant drywall that helps separate the garage from the living areas of the home.

Many homeowners don’t realize that attached garages are one of the highest fire-risk areas of a house. Vehicles, fuel, lawn equipment, batteries, and stored chemicals can all contribute to a garage fire. That’s why building standards require specific fire separation materials on garage walls and ceilings adjacent to living spaces.

A properly protected garage can provide valuable extra time—often around 20 minutes or more—before a fire spreads into the home’s attic and living areas. When those protective barriers are missing, fire and smoke can move much more quickly through the structure.

This is another example of why a thorough inspection matters. Small details hidden in attics, garages, and crawlspaces can have a significant impact on the safety of a home.

A recent roof inspection was a great reminder of why physically walking a roof still matters.

This home had multiple openings at the ridge, hip, and gable roof intersections that were allowing daylight into the attic. Several of these defects would have been difficult to identify from ground level and could easily have been missed by distant drone photos alone.

Technology is a great tool, and I use it when appropriate, but there’s still no substitute for getting up there and taking a close look when it can be done safely. Sometimes the biggest issues are only visible when you’re standing right on the roof.

That’s why every inspection deserves a thorough approach. The details matter.

Downspouts should not drain onto the roof surface. Extend them to the next set of gutters and prevent moisture intrusion in your home and extend the life of your roof. It’s an easy fix!

Hello Friends,

One of the things we noticed during today’s inspection was a downspout discharging directly onto a lower section of the roof during a moderate rain.

While shingles are designed to shed water, they aren’t designed to have a concentrated stream of water pouring onto the same area every time it rains. Over time, this can accelerate wear, wash away granules, and shorten the lifespan of the roofing material.

A better solution is to extend the downspout all the way to the next gutter system or down to grade rather than allowing it to discharge onto the roof surface.

It’s a relatively simple correction, but it’s one of those small details that can make a big difference in protecting a roof over the long term.

Today’s inspection had a highlight that reminded me why I love what I do.

This roof was approximately three stories high with an 11/12 pitch. Definitely not a roof for the faint of heart. After taking the proper safety precautions and making the climb, I was able to get a close look at areas that simply can’t be evaluated from the ground.

Sometimes a thorough inspection means getting into uncomfortable places, climbing steep roofs, crawling tight attics, or squeezing into difficult crawlspaces. The extra effort often reveals issues that might otherwise go unnoticed.

Thankfully, everything went smoothly today, and I got to enjoy one heck of a view from the top.

Most people know me for home inspections, but today I spent the day performing a commercial property inspection.

Commercial inspections are a different animal. Larger buildings, multiple HVAC systems, numerous electrical panels, warehouses, offices, and a lot more ground to cover. It’s a long day, but I enjoy the challenge and the opportunity to help clients better understand the condition of a major investment.

Whether it’s a first home, an apartment building, warehouse, office space, or commercial facility, my goal is always the same: provide a thorough, honest assessment so my clients can make informed decisions.

Today was a reminder that no two inspections are ever the same, and that’s one of the things I love most about this profession.

It’s hard to believe, but Conrad Professional Inspection Services is officially celebrating 3 years in business.

What started as a leap of faith to build something better for my family has grown into hundreds of inspections, countless relationships, and more opportunities than I could have imagined.

Over the last 3 years, we’ve had the privilege of helping homebuyers, homeowners, and real estate professionals better understand the homes and buildings they’re investing in. From crawlspaces to steep roofs to attics most people would never enter, we’ve always believed in being as thorough as possible and doing the job the right way.

Most people know about termites and carpenter ants… but very few know about powder post beetles.

During a recent inspection, we found evidence of powder post beetle damage throughout the original basement ceiling beams of an older home. These insects can slowly damage wood over many years, often leaving behind tiny holes and powder-like dust.

Not all wood-destroying insect damage is caused by termites — and it’s one more reason why thorough inspections matter.

Today’s inspection was a good reminder of why a truly thorough home inspection matters.

This attic wasn’t easy to navigate. Tight spaces, multiple transitions, and a lot of crawling to reach the far sections most people would probably skip. But taking the extra time paid off — we found multiple areas with missing insulation that would have otherwise gone unnoticed.

Problems aren’t always sitting right in front of the attic access hatch. Sometimes you have to get deep into the space, check every accessible section, and be willing to go the extra mile to fully evaluate the home.

When hiring a home inspector, make sure you hire someone who is willing to actually inspect the home — not just look at it from the easiest spot possible.

We found a little gem left behind by the previous homeowners at a recent home inspection.

Definitely one of the most charming home upgrades I’ve came across.
