The older my kids get, the more I understand why people always tell you:

“It goes fast.”

When they're little, it doesn't always feel fast.

Then suddenly you're looking at a high schooler and a kid finishing elementary school wondering who hit the fast-forward button.

It’s made me think a lot more about being present for the ordinary stuff.

Car rides. Dinner. Dumb jokes. Music playing in the house. Random conversations.

Because someday those are probably the things I'm going to miss the most.

Trying to remember that while I'm actually living them. ❤️

I hear this one all the time.

Online home values can be a useful starting point, but an algorithm hasn't walked through your house.

It doesn't know that you remodeled the kitchen.

It doesn't know your neighbor's house needed $50,000 worth of work.

It doesn't understand that two homes with almost identical square footage can feel completely different when you walk through the front door.

When I determine a home's potential market value, I'm looking at what buyers have actually paid, what's currently competing for those buyers, what's pending, condition, location, upgrades and what the market is doing RIGHT NOW.

I’ve spent a lot of time driving around Southwest Washington over the years, and every once in a while I still catch myself thinking:

We live in a pretty incredible place.

Rivers. Mountains. Forests. Small towns. Vancouver. Portland right across the river. The coast isn't far away.

And if you're willing to explore a little, there are countless places where you can disappear into the woods or find a stretch of water to fish.

Yes, the rain occasionally tries to drown us for six months. 😂

Happy Labor Day!

Today I’m appreciating something I probably didn't appreciate enough when I was younger:

There’s a difference between working hard and building a life you actually enjoy.

I’ve always believed in working hard. But the older I get, the more I realize the point of all that work is the life happening OUTSIDE of it.

Family. Friends. Experiences. Music. Time outside. Being present for the people who matter.

Work matters.

But it shouldn't be the whole story.

Hope everyone gets a chance to enjoy a little bit of the life they're working so hard for today. ❤️

Long weekends hit differently as you get older.

When I was younger, an extra day off meant figuring out how much stuff I could cram into three days.

Now?

Give me family, good food, some music, maybe some time outdoors and nowhere I absolutely HAVE to be.

That sounds pretty perfect.

Whatever you're doing this weekend, I hope you get at least a little time to do something that fills your tank.

Most people know I play guitar.

Fewer people know I actually **build them too.** 🎸

There’s something incredibly satisfying about starting with pieces of wood and slowly turning them into an instrument.

Cutting. Shaping. Sanding. Wiring. Adjusting. Messing something up. Fixing it. Messing with it some more. 😂

Then eventually you plug it in for the first time and hear something you built make music.

That part never gets old.

I’m curious…

If you could learn ONE skill purely for fun and had unlimited time to get good at it, what would you choose?

There are few things that reset my brain faster than getting near the water with a fishing rod. 🎣

Real estate moves fast. Phones ring, negotiations happen, problems pop up and there’s almost always something that needs attention.

Fishing is the opposite.

You can’t force it.

You can prepare. You can learn the water. You can choose the right gear and put yourself in the best spot.

Then you wait.

Come to think of it, that might be why I like it so much.

Although I’m still significantly more patient with a client than I am with a fish that refuses to bite. 😂

Yesterday was exactly what I needed. 🎣🌲

I spent the day exploring the North Nemah, hiking along the river, checking out some incredible old-growth scenery, and, most importantly, finding a few hungry trout.

There’s just something about getting away from the phone, standing next to a river, and figuring out where the fish are hiding. And when you finally hook into a nice one like this, it makes all the hiking, tangled line, and missed casts worth it. 😂

Beautiful water, beautiful country, and a pretty darn good trout.

I’ll definitely be heading back.
