Even with subtle shifts in buyer behavior, Midland County remains a strong seller’s market and continues to be one of the most desirable areas in the Great Lakes Bay Region. From 2024 to 2025, the average sales price increased by more than $25,000, a clear sign that buyer demand remains strong and that people are still willing to pay more to live in Midland. That level of appreciation doesn’t happen in a weak market—it reflects confidence in the area, limited inventory, and continued competition for well-located, well-maintained homes.

At the same time, we’re seeing a slightly larger gap between list price and final sale price compared to last year. This shift isn’t about declining demand—it’s largely the result of overpricing. Buyers today are more informed and more selective, and when a home is priced above true market value, they’re more likely to negotiate or wait. Homes that start too high often stay on the market longer and end up selling at a discount, while homes priced correctly from the beginning tend to generate stronger interest and cleaner offers.

The takeaway for sellers is that the opportunity is still very much there, but strategy matters more than ever. Midland continues to attract buyers because of its stability, quality of life, and long-term value, which keeps the market firmly seller-friendly. Sellers who price their homes in line with current market data are benefiting from rising values while minimizing discounts. With the right approach, today’s Midland market still offers excellent outcomes for homeowners looking to sell.

Even with shifting headlines and cautious buyers, the Bay County market is still very much seller-friendly—and the numbers back that up. From 2024 to 2025, the average sales price increased by $14,229, a meaningful jump that shows buyers are still willing to pay more for the right home. On top of that, more homes sold in 2025 than the year before, which tells us demand hasn’t gone away. Well-priced, well-presented homes are continuing to attract serious buyers and move successfully.

That said, the market is also a little smarter this year. While prices are up overall, we’re seeing a slightly larger discount between list price and final sale price compared to 2024. That’s largely due to overpricing. Some sellers are aiming high out of the gate, and buyers—who are more informed and selective—are pushing back. When a home is priced above market value, it often sits longer and ultimately sells for less than if it had been priced correctly from the start.

The opportunity for sellers right now is all about strategy. This is still a strong market, but it rewards thoughtful pricing, good presentation, and a clear plan. Sellers who work with accurate data and realistic expectations are not only selling—they’re selling confidently and on favorable terms. As the year comes to a close, I’m feeling incredibly grateful.

2025 stretched me, challenged me, and ultimately reminded me why I love this business. I had the privilege of helping dozens of families move forward, and together we closed 37 transactions representing $7.5M in total sales volume. I don’t share that as a flex—but as proof of what’s possible when systems, intention, and consistency come together.

What mattered most this year wasn’t just increasing production, but learning how to do it without sacrificing life outside of work. More leverage. Better structure. Clearer boundaries. Less chaos. More presence—with clients, family, and myself.

That balance didn’t happen by accident. It came from refining processes, simplifying decisions, and integrating work and life in a way that actually supports both.

As we step into 2026, my focus shifts outward. I’m excited to help other agents scale sustainably—growing production while protecting their time, energy, and sanity. You don’t have to choose between success and a life you enjoy. You can build a business that fuels both.
