Same period in 2025: 38.5 days.
That is a 220.8% increase year over year.
Median sale-to-list ratio in 2026: 93.0%.
Same period in 2025: 98.0%.
A drop of 5.0 percentage points.
At Bay Head and Mantoloking price points, that difference is not small. On a $4 million property, the gap between a 93% and 98% outcome is $200,000. On a $6 million property, it is $300,000.
Twenty-four homes are currently active across 08742 and 08738. Seven came to market since May 1. Four are under contract right now, including a $17,000,000 listing in Bay Head and a $12,500,000 listing in Mantoloking. Buyers have not left this market.
