Compound this with astounding insurance costs, it becomes prohibitive for new buyers to purchase a home. Example: first time young buyer, max spend 110k. Its manageable to make principal and interest monthly payment, plus other necessary expenses. One you add insurances, (cheapest quote 3k per year, not including $700-1200 for federal flood insurance) its no longer affordable.

Housing economists say neither force should be ignored.
