These buyers were moving from Cincinnati to be closer to family, ready for a fresh start in the westside suburbs of Cleveland. They found me through social media and we hit the ground running, touring 15 homes together starting in late July. When the right one came up in a beautiful Westlake neighborhood, we moved fast and negotiated $39,000 under asking between price and closing costs. Then came the real test: inspections, appraisal, loan, and title work, all inside 21 days. We closed right on schedule, keys in hand, family finally under one roof.

One of the biggest misconceptions in real estate is that the list price tells the whole story.

But when you look at what homes in neighborhoods like Bay Village, Rocky River, Westlake, Avon Lake, Lakewood and Avon actually sell for, you start to see how much strategy goes into pricing.

Some homes sell over asking.
Some sell under.
Some land right on the number.

And some do it in 3 days and others in 6 months.

It all depends on timing, competition, demand, and how the home is positioned when it hits the market.

Nothing has the potential to ruin a real estate deal in real estate faster than an inspection report nobody saw coming.

If you’re looking to sell your home in the Westside Suburbs of Cleveland, let’s talk.

A pre-inspection gives you three things you don’t get any other way. Time to get your own bids instead of accepting the buyer’s number. The choice of what you fix and what you leave alone. And a price that actually holds, because it was set with the whole picture in it.

Is it uncomfortable to find out everything wrong with your house before you sell it? A little. It’s a lot more uncomfortable to find out in week three of a contract, when the buyer is already asking for a credit and you’ve mentally moved out.

I’ve watched it go both ways in Bay Village, Rocky River, Westlake and across Cuyahoga County and beyond. The sellers who knew first were the ones still in control.

Some of the way I run my business is not the standard, and I’ve made my peace with that.

I take on a limited number of clients each year across Cleveland Bay Village, Rocky River, Westlake and beyond, because the alternative is running at a volume where nobody gets my full attention.

I’ll tell you when a home is wrong for you, even when I know that costs me the sale.

And if you’re looking in an area or a property type I don’t know well, I’ll refer you to someone who does. I’d rather you be represented properly than have me figure it out on your transaction.

That approach costs me business every year. It also means the clients I do take on get all of me.
