You signed the contract. So… what happens now?
One of the next steps happens mostly behind the scenes: the title search.
Before a property changes hands, its history needs to be examined. Who legally owns it? Are there outstanding liens or judgments? Unpaid taxes? Existing mortgages? Easements or other issues attached to the property?
Sometimes, everything comes back clean. Sometimes, something has to be resolved before everyone can get to the closing table.
You may never see most of this process, and ideally, you won’t have to.
