Spring isn’t about one perfect week. It’s a whole window of opportunity, and that window is wide open!

Why You’re Still in a Great Spot
What always consistent is the bigger trend: Spring is one of the strongest seasons for sellers, with great conditions and strong prices across the board.

Why Late May Might Be Even Better
Zillow says the last two weeks of May are actually the top time to list this year — and that’s coming up fast. Homes listed in this window tend to sell for more, sometimes even tens of thousands more depending on the area and price point. We all know to look at closing costs, taxes, and insurance when buying a home. BUT there are other things to consider that can affect the affordability of a home…

🚗COMMUTING-Costs, wear and tear on vehicles, how many vehicles you will need, and what you may spend on tolls or public transportation all vary depending on where your new home is in relation to your workplace and other places you go regualrly.

⚡️ENERGY EFFICIENCY- The size of a home, how its insulated, and even the number and placement of windows influence what it will cost to heat and cool your home. We can request a record of past utility costs from the current owners.

📦 MOVE-IN READINESS- Can you bring your boxes on day one, or are there things like paint, carpet, and other remodeling tasks to tackle first?

📋 HOA-Homeowners Associations vary widely in what they provide, how restrictive they are, and what they cost. In addition to dues there can be special assessments if large common costs arise.

🛠️ AGING SYSTEMS-The older an HAVC, roof, or septic system, the sooner you may need to make major repairs or repllace it all together.

“I have a _________…”

I bet I know what word you chose…

…DREAM

Everyone knows this line from Martin Luther King, Jr.’s famous speech. When we hear those first three words, it sort of naturally comes to mind.

But what many people aren’t aware of is how much he affected the lives of real estate agents, and home buyers/ sellers.

It was his death that gave Congress the last push needed to pass the Fair Housing Act, back in 1968.

The act was put in place to ban racial discrimination in housing. You can’t be refused the rental or purchase of a house, based upon your race. Seems simple enough to most people now. But it didn’t happen overnight. And guess who’s a big part of making sure this Act is followed…

On the front lines, it’s real estate agents. We’re tasked with making people aware that discrimination based upon race (and also color, national origin, religion, s*x, familial status, and disability)are not acceptable. Agents MUST refuse to work with anyone who wants to do so.

Real estate agents are PROUD to be a part of this ongoing history.

Today is the day where we take a moment to reflect and pay him respect. It’s also a good day to share some insight into how much more responsibility real estate agents have to the public than meets the eye.
