💧 What happens before a drainage project can be built?

It starts with surveying.

Chambers County is currently in the design phase of the Hackberry Gully & Cotton Bayou Drainage Improvements Project. Before engineers can determine the best way to reduce flooding, survey crews must collect detailed information about existing drainage channels and surrounding properties.

If your property is within the project area, you may be asked to complete a Right of Entry (ROE) form so survey crews can safely access your property.

📋 Completing an ROE:
✔️ Allows survey crews to collect field data.
✔️ Does not authorize construction.
✔️ Does not create a permanent easement.
✔️ Helps keep this important flood mitigation project moving forward.

Our owners take tremendous pride in serving the communities we call home. 🤍 Chambers Surveying & Mapping was founded in 1999 by Michael Chandler and Joseph “Joey” Minor. Together, they built our firm through hard work, local knowledge, professional integrity, and a commitment to providing accurate, dependable surveying services throughout Southeast Texas.

For nearly three decades, Joey has remained essential to the firm’s success, providing the experience, leadership, and professional oversight our clients trust.

In January, Michael passed the torch of ownership to his son, Solomon. Surveying has been part of Solomon’s life since childhood, from joining his parents in the field at age five to spending summers working with the crew and ultimately building his own career in the profession.

Today, Solomon and Joey work side by side, honoring the firm’s history while carrying it into the future. Although Michael has retired from ownership, he continues to serve as the elected Chambers County Surveyor and remains an important part of CSM, offering consultation, guidance, and decades of local expertise to our team.

🚧 Hackberry Gully & Cotton Bayou Drainage Improvements 🚧

Chambers County has received grant funding through the Texas Division of Emergency Management (TDEM) to design drainage improvements for Hackberry Gully and Cotton Bayou. This project is an important step toward reducing flood risk and improving drainage for thousands of residents throughout our community.

We are currently in the engineering and design phase, and before improvements can be designed, survey crews must document existing conditions along the project corridor.

🏡 If your property is outlined in red on the project maps, we need your permission to access your property for surveying.

A Right of Entry (ROE) allows survey crews to enter your property to collect information needed for the engineering design.

Please note:
✔️ This is NOT a construction easement.
✔️ No construction will occur during this phase.
✔️ The ROE only grants permission for surveying and documenting existing conditions.

Record research is one thing we don’t cut corners on! 💪 Before we ever let our boots touch grass or mud in the field, we perform preliminary review of records while preparing any estimate. Once a project is underway, we take a much deeper dive into the subject property, adjoining tracts, historical conveyances, right of way information, and surrounding evidence. 📜

Thorough research helps our field crew accomplish extensive monument recovery and allows us to properly analyze and piece together even the trickiest boundary situations. We perform all research in house. Even when documents or records are provided by clients, neighbors, or title companies, you can rest assured knowing we review every document ourselves.

Searching Saturday... 👀 because sometimes the monument is there… you just haven’t dug deep enough. At Chambers Surveying and Mapping⁠ we don’t cut corners when it comes to boundary evidence. When the record descriptions call for monuments and the surrounding evidence lines up, sometimes you have to keep digging.

In this case, our field crew put in the work and successfully recovered an iron pipe monument buried well below the surface. One crew member even became a pretty good reference point for just how deep “deep enough” can be. 😂 Thank you, Chase!
