Foundation cracks and holes are never to be taken lightly. Below is a property that has foundation cracks and holes around the entire perimeter foundation.This could be caused by many different situations,Concrete- shrinkage,Settlement,earth,water, seismic activity and many other issues🧐🏚.
It is highly recommended having this property further evaluated by licensed structural engineer.
Failure to do so can result in serious property damage,further damage settlement and/or water damage with costly repairs.🕵️‍♂️🛠🏠.

Flex duct installing A good percentage of HVAC installers look for the fastest and Easiest way to install flex duct. It is extremely important to install flex duct as per manufacturers recommendations, failure to do so can result in in adequate airflow, inefficient systems and actually damage to your mechanical systems🕵️‍♂️😳.

In the pictures below you will see actual installations of flex ducts that is crushed, bent and not properly hung in attics and crawl spaces.
For these incorrect installations it is highly recommended an HVAC professional further evaluate them👇🛠🏡.

Pictures can tell a thousand words,especially with
Roof inspections In the images below you can see where all the water damage is effecting this roof🤯.

Moss growing between the siding and roof, expanding the wood in the first picture🧐🏚.
Causing water infiltration and interior damage.

The second image on left shows missing/damaged shingle that can start a multitude issues from the roof to interior🕵️‍♂️.

Third picture on right missing and/or damaged flashing on flue pipe again,the start of more interior
Water/roof damage💦🏚

Highly recommend having professional roofer evaluate this roof.👍🏠.

Name plate data tags are Critical pieces of information when performing Home inspections.They tell you everything you need to know about that equipment the manufacture ,the model ,the serial number the BTUs Etc.... Also of course if there’s more information you need you can always look it up on the Internet with the Information these tags provide.Always take pictures and document these tags sometimes you may come across ones that are worn out and can’t be read but ,if you can at least get the model and serial number you can look it up and find more information about it.🤔🕵️‍♂️🏡.

Smoke/co detectors life safety devices.
NEVER TAKE FOR GRANTED,always check dates on devices. Typical life expectancy is 10 years. The batteries should Checked and replaced 2 times-a year, the newer units batteries can last up 10 years.
The yellow units are more then 10 years old and must be replaced ASAP.

At this inspection inadequate attic-insulation and air-sealing was observed. It is highly recommended having this corrected by a licensed professional.
Failure to do so it can result in energy loss and in efficient Hvac system fuel consumption.

The first picture below on the left shows a chase going from the attic to the first floor boiler room,
Which is causing major air drafts and air leakage throughout the house.

Top picture on the right shows missing or improperly installed Batt Insulation.

Bottom picture on the right shows attic hatch with zero insulation /air sealing causing air drafts🕵️‍♂️🛠🏡.

🕵️‍♂️Daily post from actually home inspections🏡

This kitchen had a hood exhaust fan installed
over the stove and actually did nothing. It had no electricity going to it ,no exhaust outlet or no fan.
Never take anything for granted always double check everything.This could have been installed just for for a cover up or disconnected at some point. The round fan below actually did work but not vented outside correctly.

For this instance I’m going to recommend have exhaust fan either disconnected or replaced with updated version that is going to properly and have the old round one disconnected because it is not vented outside correctly.

It is highly recommended and have an a licensed HVAC contractor further evaluate this.
Failure to do so can result in Setting off smoke detectors and or not venting kitchen exhaust correctly.🤔🧐🏡.

Sheet rock damage is seen in many foreclosure
Properties. Home owners who don’t pay their mortgage and are about to get invaded from their home ,for some reason damaging sheet rock and putting holes in the wall makes them feel like they’re getting revenge from the bank🛠🤔.
Sheet rock damage can cause many problems, it’s access for rodents It can cause condensation inside and outside the walls. It can cause lack of energy efficiency from the outside of walls and much more.
In this instance I’m going to recommend have sheet rock repaired by licensed professional contractor.
Failure to do so can cause multiple issues inside the home 🧐🛠🏡.

Although nature is beautiful and useful to people ,
it can be harmful to your home.Below is a laminate flooring System that is damaged.Due to a water leak at the back slider and the sun shining over it. You can see how it’s puffed out almost like when you leave cereal in a bowl of milk to long 🤔😯.
It is highly recommending having this leak repaired by a professional. Failure to do so can result in major water damage to flooring system and or home.Water is the biggest enemy of your home
Keep it out🧐 💦 🏡.

The pictures below are of an old well water system.
These system are installed in certain areas where city water is not available (in most cases).Just like any mechanical system they require maintenance or failure is going happen.Some times neighborhoods get upgrades and that’s the case here. It is very important to “safe off “the old well systems,because they can become a hazard in your home.As the case in this system it should have had all the electric and plumbing properly disconnected for safety. Failure to do so can result in possible water leaking,using ghost voltage and even fire hazard and other health hazards. Highly recommend professional well company come evaluate and disconnect this system.🧐🤔🏡.

Batt insulation is very effective only when installed
Correctly. These pictures below show actually inspections.These systems are damaged or not installed correctly.The batt pads have to be tight in all corners with no air gaps and flush with the framing members.When installed like the pictures below the effectiveness is at a minimum. It is highly likely Lack of a efficiency between the condition and non-condition space🧐😯🏡.
These systems are going to be called out as
Further evaluated by energy or insulation professionals failure to do so cause lack of energy efficiency.
