• Ask for service history. Who installed it, who maintains it now, and what repairs have already been done?
• Ask about storm exposure. Salt air, flooding, wind and outages can change the ownership story.
• Ask for permit and code records. The setup in the house should match the paperwork.
• Ask how it works in real life. Stops, door width, beach gear, groceries, and outage plans all matter.

Before I put weight on a rental history, I want the full picture: actual income records, owner-use weeks, shoulder-season performance, and the expenses behind the numbers.
