When looking at an LBI property as an investment, don’t let the existing rental history tell the whole story.

A property’s past rental income isn’t necessarily a reflection of its full rental potential. The current owner may only rent a handful of weeks, reserve prime weeks for themselves or family, or simply not have the property priced and marketed to maximize bookings.

The goal isn’t always to get the highest possible weekly rate. It’s finding the right market rate that attracts tenants and helps maximize occupancy across peak summer weeks, shoulder season, and even off-season opportunities.

Two closings today for some amazing clients. We sold their home in Tuckerton and helped them close on their new forever home in Little Egg Harbor!

Buying while selling comes with a lot of moving parts, especially when your purchase is contingent on the sale of your current home. Getting the timing right, writing a competitive offer, coordinating both transactions, and making sure everything stays on track through closing takes the right team and resources behind you.

So happy we were able to get this one done smoothly and get them into their new home.
